"They offer a sense of community with events and amenities, while the rest of the town offers rural areas where you can get great acreage for a reasonable price." Outdoor recreation plays an integral role in the Chautauqua County lifestyle. "You have miles of hiking and snowmobile trails," Chase says. "There are even trails that lead to Canada. Sailing and fishing are huge because of the lakes, and there's hunting season." Cassadaga Lake serves as the community's central gathering place. Amenities include a public beach, picnic areas and a playground. The village is also home to the Cassadaga Country Club, a semi-private 18-hole golf course with a restaurant. In the summer, locals gather lakeside for concerts on the floating stage, and during the winter, the frozen lake is a hub for ice fishing and ice skating. Cassadaga hosts additional events throughout the year, ranging from the Cassadaga Volunteer Fire Department's 100th Anniversary Celebration and Labor Day Festival to winter activities like sledding competitions and polar plunges. Bear Lake Rod & Gun Club Inc. is a members-only shooting range in the hamlet of Stockton. However, surrounding forests are open to the public for hunting, trapping and recreation. A few miles west, the 977-acre Stockton State Forest offers miles of wooded hiking, horseback riding and snowmobiling trails. Twelve miles from the heart of town, Long Point State Park offers additional hiking trails and waterfront access along Chautauqua Lake. The nearby Bear Lake is a significantly smaller, but still very popular, lake for freshwater fishing. Residents are also 15 miles south of the City of Dunkirk, where stretches of sandy beaches, green spaces and marinas dot Lake Erie's shorelines.

As the town's commercial hub, Cassadaga is also Stockton's most populous community. This small, compact village features a mix of 19th- and 20th-century homes, ranging from the low-$100,000s to the upper-$200,000s. Outside the village, country roads weave past small clusters of homes within the town's several hamlets while others pass by acres of farmland and woodlands. Housing styles include historic 19th-century farmhouses to 20th-century colonial-style dwellings and the occasional secluded log cabin. Cassadaga's tiny Main Street features the local library, a small grocery store and a handful of restaurants and shops. The Stockton Hotel, which dates to the 19th century, bills itself as one of the county's most historic restaurants. Serving lunch and dinner seven days a week, the hotel's Prime Rib Saturdays are a local favorite. Mystic Crossroads is a gift shop showcasing local artisan goods. Down the road, Valley Outdoors caters to hunters and outdoor enthusiasts with its sporting equipment. Across the street, 3 Lakes Café is known for its cozy atmosphere and brunch options, while the Whiskey Hill Saloon offers an extensive drink selection.
Cassadaga Shur Fine offers a small grocery selection and a deli on the village's outskirts. Tops Friendly Markets in Mayville is about 9 miles away for more extensive shopping options. Additional restaurants, grocers and big-box retailers, such as Walmart Supercenter, are located in Dunkirk, about 15 miles north.

Cassadaga Valley schools and the Chautauqua Institution
The Cassadaga Valley Central School District serves the community and earns a C rating from Niche. Pre-kindergarteners through fifth graders may attend the C-rated Sinclairville Elementary School. Sixth through twelfth graders may attend Cassadaga Valley Middle/High School. In addition to a B-minus rating from Niche, the school offers a small student-to-teacher ratio of 9-to-1. Stockton residents are also 13 miles from the Chautauqua Institution, a world-renowned institute that offers nine weeks of lectures, classes and events during the summer. The Institution was born from a social movement emphasizing adult education in the late 19th and early 20th century. "It was founded as a Methodist Sunday School retreat in 1874," Chase says. "People take pride in it. I'm a fifth-generation Chautauqua, which means my family has been attending the Institution for five generations."

Commutes along Stockton's country roads
Despite its rural setting, the Chautauqua Area Regional Transit System offers public bus service throughout Cassadaga and the hamlet of Stockton. Small-town landmarks, such as Cassadaga's only stoplight, serve as bus stops. Still, many residents rely on personal vehicles to get around. Stockton residents are nearly equidistant from Westfield Memorial Hospital, about 12 miles northwest, and Dunkirk's Brooks Memorial Hospital. Buffalo Niagara International Airport is about 60 miles away via Interstate 90, and Erie International Airport is also about 60 miles away. Other regional thoroughfares include U.S. Route 20 and Interstate 86.
