Eastwood is a semi-rural area with a developing future
Eastwood is located just outside city limits, where the suburbia of eastern Knoxville becomes the rural edge of Knox County. “It's kind of a middle ground,” says Matthew Bradley, a Realtor with Crye-Leike Premier Real Estate and lifelong East Tennessee resident. “If you want to go downtown and enjoy all the food and entertainment, you can. If you want to get out to the mountains, it's not too far either.” The area is quiet, with the Holston River passing by functional farms and rural wedding venues. But as more modern subdivisions are being built, the rustic way of life is changing. "I think over time, as Knox County continues to grow, you'll see more and more people push to the east Knox County side of town, just because West Knoxville is already so developed," Bradley says.

A mix of rustic ranch styles and modern subdivisions
Eastwood is a mix of rustic living and modern subdivisions. Some wooded country roads have midcentury ranch-style homes on private acres of land. In other areas, modern subdivisions are lined with uniform rows of Colonial Revival and New Traditional properties. A new condo community was built in early 2025, offering compact living options. "The housing market is a little cheaper than some of your West Knoxville communities," Bradley says. "But there are still some really good neighborhoods, if you want to live on the river, on the lake, golf courses, farms or nicer subdivisions."
Prices for older homes typically range from $200,000 to $300,000. Newly constructed houses and condos are more expensive, ranging from $300,000 to $550,000. At the highest end of the spectrum, buyers can find spacious estates or properties with Holston River frontage from $700,000 to $1.8 million. The areas around the river and creeks have a slight flooding risk.
Colonial inspired two story homes can be found in some of the newer communities in Eastwood.
Large mansions can be found surrounding Ruggles Ferry Golf Club.

Sunnyview School has specialized elementary education
Sunnyview Primary School is located on the area's west side, less than a mile from many homes. The school is one of two in Knox County that only serves kindergarten through second grade, offering a more specialized environment for young kids. Sunnyview Primary gets a B-plus rating on Niche. Kids head to Chilhowee Intermediate for third through fifth grade and then move on to Carter Middle and Carter High. All three schools are rated B-minus. As part of a district-wide program to encourage college and career readiness, Carter High School has an Academy of Communication & Health and an Academy of Engineering & Manufacturing.
Sunnyview Elementary School provides a nurturing environment for students to prosper in.
The Chilhowee Intermediate School in Chilhowee Hills was originally constructed in 1928.

Get out on the Holston River or drive to the Smoky Mountains
The Holston River is a popular spot for fishing and kayaking. Most of the riverbank is occupied by private residential land, but there are a few public access points. To the west, the Asheville Highway Area Access has a hidden ramp under the bridge. To the east, McBee Ferry Landing Park has a boat ramp and is a popular spot to fish. Golfers can head to the 18-hole Ruggles Ferry Golf Club, and Big Orange Pickleball has several indoor courts. Less than a mile away, Carter Sports Park has several baseball and softball diamonds and a public library next door.
Eastwood is also well-positioned for those who want to explore Tennessee's mountains. Gatlinburg is 35 miles south, about an hour-long drive. The city is known for being the gateway to hiking and camping in Great Smoky Mountains National Park and has its own amusement park and ski resort.
McBee Ferry Landing Park is tucked away on the northern edge of Eastwood and features a boat ramp.
Carter Sports Park has baseball fields, soccer field, and football field.

A few strip malls have grocery stores and chain restaurants
A few shopping centers in the area have chain restaurants like Aubrey's, Cracker Barrel and Arby's. Gann's Pit Stop BBQ is a local favorite for house-smoked meat and homestyle sides, served carryout only. Nearby grocery store options include Food City and Price Less IGA. For outdoorsy needs, Knox Farmers Cooperative is stocked with a variety of supplies, including pet food, gardening equipment and bulk chicken feed.
Food City is one of two grocery stores in Eastwood.
Cracker Barrel is a favorite of both locals and travelers in Asbury-Forks of the River.

Fifteen-minute commutes to downtown Knoxville
Although there are some industrial businesses and the Pellissippi State Community College Strawberry Plains Campus, many locals commute to Knoxville for work. The public Knoxville bus does not reach this far out, so Eastwood is a car-dependent neighborhood. Downtown Knoxville is a 10-mile trip along Asheville Highway and Interstate 40, which takes about 15 minutes without traffic. The city also has the closest hospital, many dining options and major entertainment. The regional McGhee Tyson Airport is about 20 miles away, and the quickest way is typically through Knoxville. According to Bradley, when commuting into the city, the traffic tends to be much better on the east side of Knox County rather than the west side.
Pellissippi State Community College at Strawberry Plains sits just across Interstate 40 from Eastwood.
