History, open spaces and top schools in Sudbury

Settled in 1638, Sudbury is one of the oldest towns in Massachusetts. In honor of its Revolutionary War and Colonial history, Sudbury has a patriotic zip code. "All the towns around us wanted the zip code 01776, and Sudbury was the one that got it,” says Beth Hettrich, a Sudbury resident and Realtor with Coldwell Banker Realty’s Semple & Hettrich Team. The town still feels rural, with a lot of farmland and winding country roads. "It's a wonderful community with a ton of open spaces, conservation land and rail trails,” Hettrich says. Sudbury has a population of 19,000 and is often noted for its highly ranked schools and historic inn.

A strong housing market for many styles and sizes

Some homes in Sudbury date all the way back to the late 1700s. Colonial houses are common here, but there’s a variety of styles, including ranch-style homes and 55+ communities. Smaller homes are sometimes torn down to make way for new construction. Most properties are at least a little under an acre, but acreage can vary. “Properties have five acres minimum in the historic district near the Wayside Inn," says Laura Semple, a Sudbury resident and Realtor with Coldwell Banker Realty’s Semple & Hettrich Team.

The median price of a single-family home is $1.25 million, which is over double the national median. Townhouses sell for a median of around $1 million. Houses stay on the market for an average of 25 days, compared to the national average of 47 days. “It’s been a strong market since 2020; we’ve seen major increases each year,” Semple says. “In Sudbury, it's still a seller's market.”

Sudbury Public Schools has a highly ranked high school

Sudbury Public Schools earns a B-plus on Niche and includes four elementary schools and one middle school. High schoolers can attend A-plus-rated Lincoln-Sudbury Regional High, which Niche ranks as the 12th best public high school in the state out of over 400 schools. Students can apply for the Global Scholar Program, where they’ll take classes in Irish literature and Russian history and travel internationally. “The school district is always ranked highly in the state,” Semple says. “People move here for our school district.”

Restaurants and plazas on Route 20 and the Wayside Inn

Sudbury has various shopping plazas, grocery stores and restaurants along Route 20, also known as Boston Post Road. Franco's Trattoria is an Italian restaurant in Mill Village Shopping Center that’s been open since the 1980s. Bullfinchs has a Sunday brunch with live music. "It’s one of the older restaurants here and was started by a Sudbury local,” Hettrich says. "It’s owned and operated by the same family.”

Wayside Inn is a historic property that was established in 1716. Breakfast is for lodgers only, but anyone can have lunch or dinner at the inn. "You can have a great meal, stay there overnight, get married in the chapel, or have a picnic by the gristmill,” Semple says. It has events throughout the year, like summer concerts and Apple Fest. The town has parades for the Fourth of July and Memorial Day.

Wildlife refuges, rail trails and a community center

Sudbury has thousands of acres of nature to explore. Hikers, mountain bikers and anglers can head to The Assabet River Natural Wildlife Refuge. The grounds are used for cross-country skiing in the winter. The Sudbury unit of the Great Meadows National Wildlife Refuge has trails with wetland views and a non-motorized boat launch on the Sudbury River. There are many trails in the area, including the 25-mile Bruce Freeman Rail Trail. The Fairbanks Community Center was upgraded in 2024 and now has a lighted multi-sport court. "It’s a very sports-oriented town, especially for young children," Semple says. The community center is also home to Atkinson Pool and the Sudbury Senior Center.

Getting to Boston and driving Route 117

Sudbury is about 25 miles west of Boston on Route 20 and Interstate 90. The town is primarily car-dependent and not very walkable. “Route 117 can get you everywhere, it runs east to west,” Hettrich says. There is no direct train service, but commuters can drive to Framingham or Lincoln Stations to avoid Boston traffic. The drive to Logan International Airport takes around 25 miles east on Interstate 90. The nearest medical center is Emerson Hospital in Concord.
