Sandwiched between Bull Run and Manassas Park in Prince William County, Sudley is a census-designated place that is home to just under 200,000. The winding Bull Run and Flat Branch creeks carve out the suburb’s boundaries to the north and south, while a slew of shopping centers along Sudley Road frame the enclave to the west. The balance of nature and conveniences, paired with its location just south of Interstate 66, make Sudley a sought-after hamlet in Northern Virginia. “Sudley offers a residential feel close to shopping and with good proximity to Interstate 66,” says local Realtor Mary Ann Bendinelli of Weichert Realtors. “You have a mix of townhomes and single-family houses, and you’re close to everything from grocery stores to Home Depot.”

Bi-level, split-level and ranch-style homes

Neat rows of modest homes line Sudley’s orderly, curvilinear streets, reflecting the suburban atmosphere the area is known for. Homes here consist of a mixture of townhouses and single-family homes built from the late 1960s to the 1970s, with square footage ranging from 1,200 to 2,200. Colonial-inspired split-level, bi-level and ranch-style homes are most common among single-family properties. Symmetrical colonial-style townhouses cluster in communities scattered throughout the area, many featuring multi-colored shutters that add a pop of vibrancy, and some boasting attached garages. The median price for real estate hovers around $445,000, but prices may range from $200,000 to $700,000.

Highly rated schools in Virginia’s second-largest public school district

Serving over 90,000 students across more than 100 schools, Prince William County Public Schools is Virginia’s second-largest school district and the most diverse county school district in the state. With an A-minus Niche rating, the district also ranks as the fourteenth-best in Virginia. A-rated schools include Mary G. Porter Traditional School for first through eighth graders and Osbourn Park High School.

Local parks and the SplashDown Waterpark

Pocket parks scattered around the residential areas of Sudley include Emerald Drive Playground, the Stonington Community Playground and Fairmount Park. These offer a green respite for dogs and children, and most feature playgrounds. One of the largest attractions in Sudley is the SplashDown Waterpark, Northern Virginia’s largest. The waterpark is open seasonally in the summer and features multiple waterslides, a leisure pool, lazy rivers and a lagoon. “It’s right at the end of the subdivision and it’s well known as a wonderful place for people to come for a day,” Bendinelli says. Bull Run Regional Park takes up much of the space northwest of Sudley, stretching over 1,500 acres. The multi-use facility, situated on a Civil War battle site, offers opportunities for abundant recreation. Camping grounds dot the tract, while shaded hiking trails snake through the park’s dense woods. Creeks and small lakes provide scenic water views and the tract’s multiple sporting fields allow locals to stretch their legs. The regional park also hosts many of the community’s largest events, including the Festival of Lights during the winter holidays, which draws crowds that drive through 2.5 miles of illuminated light displays.

Big-box retailers and local businesses on Sudley Road

Shopping centers chock-full of local businesses, stores and restaurants line Sudley Road, one of the neighborhood’s main thoroughfares. From familiar big-box retailers to nail salons and cell phone stores, these shopping plazas fulfill most of Sudley residents’ necessities. Sudley Town Plaza features a Burlington and Best Buy, while Bull Run Plaza across the street houses Marshall’s, Barnes & Noble and beauty stores. The Manassas Mall features a collection of stores, including Macy’s, Walmart and clothing retailers like American Eagle. Each shopping plaza is also home to a handful of local restaurants, ranging from fast-food chains to casual eateries serving global cuisines such as Vietnamese and Korean. Grocery options run the gamut, from Global Foods to Aldi to Costco.

Proximity to Interstate 66 and Washington D.C.

Sudley is situated just south of Interstate 66, a major thoroughfare for the city that connects residents into Arlington and Washington D.C. within 30 miles. “The proximity to Interstate 66 is perfect for commuters,” Bendinelli says. The hamlet also offers connectivity through bus routes throughout the area. Dulles International Airport is about 17 miles north.
