Sullivan blends Syracuse suburbia with rural serenity
Sullivan’s winding residential roads give locals a place to live within 25 miles of both downtown Syracuse and Oneida Lake. This wide-ranging Madison County community encompasses the village of Chittenango, which offers small-town ambiance with suburban qualities, including roomy yards. Sullivan also stretches north toward the hamlet of Bridgeport, where some properties sit right on the water. “Really the main feature is the access to Oneida Lake, which is kind of the best-kept-secret lake in the area,” says local Realtor Bill Carroll, who’s with Real Broker, LLC. and has over 23 years of industry experience.

Sullivan’s differing settings accommodate a range of homes
Much of the Sullivan area, particularly Chittenango, includes established homes lined neatly on quiet blocks. They come with grassy lawns that often stretch from roughly one-fifth of an acre to about a half-acre. However, there’s also the opportunity to find more secluded, rural properties on more than an acre between Chittenango and the lake. Lakeside properties can provide direct beach and dock access. Architectural styles vary quite a bit, but a bulk of the Sullivan’s options are colonial- and ranch-style homes built between 1950 and 2010. “You can get anything from a mid-1800s, stone farmhouse to a contemporary [home] built up on a hill, with views,” Carroll says. “And there’s a wide variety of pricing in the area.” Traditional single-family houses needing work can go for $80,000 to $110,000, and move-in-ready homes under 1,600 square feet typically garner anywhere from $120,000 to $300,000. Larger houses often sell for $310,000 to $880,000. Sullivan also has manufactured homes for $10,000 to $200,000 based on square footage and acreage.

Lake lends itself to boating, fishing and beachside relaxation
The 51,000-acre Oneida Lake is a centerpiece for recreation in this area. Bridgeport’s Chapman Park features a pier that’s open to fishing, plus a pavilion, athletic fields, tennis courts and a dog park. The nearby community of Sylvan Beach has almost 5,000 feet of sandy shorefront. Bridgeport also has multiple marinas, for area boaters. “You can take a boat all the way to the Hudson River from there,” Carroll says. “It’s connected to the old [New York State Canal System].” Sullivan Park in Chittenango includes a playground, a nine-hole disc golf course and a fishing pond. The Wild Animal Park is another way to get outside in the Sullivan area — it's a 14-acre zoo with a drive-through safari and animals ranging from African leopards to warthogs. “That’s kind of a draw for tourism as well,” Carroll says.

After-school events and clubs enrich school life
The overwhelming majority of Sullivan is part of the Chittenango Central School District, which maintains an A-minus grade from Niche. Students may start at Bolivar Road Elementary, where they can take part in special activities like after-school playground nights and a trunk-or-treat. Chittenango Middle offers extracurriculars including a drama club and a chain reaction club, which focuses on community service projects. Chittenango High has art and esports clubs. All three schools maintain B-plus ratings. A southern portion of Sullivan falls within the B-plus-rated Cazenovia Central School District.

Syracuse-area amenities are a relatively short drive away
Sullivan residents are just under 20 miles from downtown Syracuse using New York state Route 290 and Interstate 690. Crouse Hospital downtown includes a 24-hour emergency room. Travelers in Sullivan heading farther out of town have the Syracuse Hancock International Airport, which is about 20 miles away and offers direct flights to over two dozen cities.

Chittenango downtown is a hub for eats
Many of the Sullivan area’s restaurants are located in the heart of Chittenango, along Genesee Street and Genesee Turnpike. Ruby Begonia's Restaurant and Lounge serves southern-inspired items, from fried chicken to shrimp and grits. “They’re originally from Canada, and they helped out with a local winery for a while,” Carroll says of Ruby Begonia’s owners. “This is their first restaurant venture, but they’re doing really well.” Darlene’s Kitchen, farther up Genesee Street, is a popular place for breakfast. Ten Pin is a spot to grab a drink and a homestyle meal with a sign outside boasting the “Best Lunch in Town.” “A fun, kind of old-school, bar that locals go to,” Carroll says.
Other attractions downtown include the All Things Oz Museum. L. Frank Baum, who authored the “The Wonderful Wizard of Oz,” was born in Chittenango and the museum has well over 1,000 Oz-related items on display. The Sullivan Free Library has about 70,000 books, and the St. Paul's Episcopal Church next door dates to 1866. A commercial plaza on Chittenango’s west side features a TOPS Friendly Markets location and the YBR Casino & Sports Book, across from a Dollar General.

Oz pedigree inspires an annual tradition
Chittenango’s status as Baum’s birthplace is the basis for the community’s annual Oz-Stravaganza Festival, the biggest Wizard of Oz-themed fair on the globe. “It’s their claim to fame,” Carroll says. Held in early June, the festival features a costume contest, rides and a parade through downtown Chittenango, where the brick sidewalks are painted yellow as a nod to Oz.
