Located at the western edge of the Las Vegas metropolitan area, Summerlin South feels worlds away from the neon-soaked bustle of the Las Vegas Strip. “It’s part of Summerlin, the most desirable area in all of Las Vegas," says Stacy Sheeley, a Realtor with Realty ONE Group. "89135 is perhaps the most expensive ZIP code in the whole city.” This development was built from the 1980s to 1990s with space and outdoor recreation in mind. Multimillion-dollar properties fill out golfing communities, while meandering roads are lined with postmodern homes built as recently as the early 2020s. Just over 30,000 people call this upmarket section of Clark County home, and, as Las Vegas continues to attract retirees and white-collar workers, Summerlin South continues to grow.

Homebuilding has never stopped since the 1990s
Summerlin South is a relatively new part of the Las Vegas metropolis, with its oldest properties dating to the 1990s. This community’s growth has never stopped, as thousands of acres designated for development remain open for continued homebuilding. Spanish-style roofs are prevalent throughout and postmodern aesthetics add a modern variety to the neighborhood’s otherwise vintage appearance. Condos and townhouses sit along the northern and southeastern fringes, as well as in communities like Trilogy. Much of Summerlin South is divided into gated communities where cacti and gravel create miniature deserts in residents’ front yards and solar panels take advantage of Nevada’s strong sun. “You have a community called The Ridges, where the majority of the movie stars live; Mel Gibson, Mark Wahlberg, Celine Dion, and George Clooney have houses here,” Sheeley says. “The starting price is around $4 million and can go up to $20 million.” Though Summerlin South has a median sale price of $725,000, many palatial residences in gated communities sell from the low millions up to $35 million. “Just south of The Ridges, the Summit Club is a concierge community, and just to buy a lot up there is $15 million,” Sheeley says.

Shopping and sports at Downtown Summerlin
Summerlin South is much more than a massive residential community; it’s home to vibrant shopping, dining and cultural scenes. Downtown Summerlin, opened in 2014, combines modern architecture with an extensive collection of retail outlets like Dillard’s, Macy’s, Gap and lululemon. This shopping complex is also home to the local Regal movie theater, and a diverse array of eateries, from Italian trattorias to local draft rooms and Mexican taquerias, provide options for pre-movie meals. Immediately next door to the mall, the Las Vegas Ballpark hosts the Pacific Coastal League’s Las Vegas Aviators, while City National Arena is the home of the Vegas Golden Knights hockey team. For the average shopping trip, local grocery options include Albertsons and Costco.

Outdoor adventures in the desert and at local parks
Summerlin South offers direct access to the outdoor recreation opportunities of the Las Vegas Valley, including the desert’s Red Rock Campground, which is right next door, and, farther out, the Spring Mountain Ranch State Park. The state park hosts Civil War reenactments and other living history events to tell the stories of the Old West to modern audiences. Small neighborhood parks like Mesa Park provide tennis courts and baseball fields for the public to use, while Willows Park features an indoor pool in addition to its athletic facilities. Golfers are surrounded by outlets for their hobby, including the public Siena Golf Club and Jack Nicklaus’ own Bear’s Best Las Vegas public course.

B-rated education at Clark County schools
The Clark County School District receives a B rating from Niche. Students are encouraged to find and advance their passions through the diverse extracurriculars at Victoria Fertitta Middle School and the career and technical education programs at Palo Verde High School. Private options have their own unique specialties. “Bishop Gorman School, a private school, is one of the best in town; it’s known as the athletic school," Sheeley says. "They recruit baseball players from across the city.”

Beltway access to downtown Las Vegas
The Bruce Woodbury Beltway cuts through Summerlin South, providing quick access to the rest of Clark County. Downtown Las Vegas is less than 15 miles away, accessible by both the Beltway and Interstate 11. Harry Reid International Airport is a 14-mile drive to the south. Summerlin South is close to healthcare outlets like the Southern Hills Hospital and Summerlin Hospital, which sit at the city’s northern and southern extremes.
