Located east of Tacoma and just north of Puyallup, Summit View is home to stretches of orchard trees that still dot the landscape, hinting at the area’s agricultural origins. Although many fields have given way to subdivisions, pockets of undeveloped land remain, offering a glimpse of the region’s pastoral past. Newer homes and small commercial strips now intermingle with older properties, reflecting Summit View’s gradual shift toward suburban living. “The higher ‘up the hill’ you go, the better the views and the more room you have to stretch out,” says Stephanie Lynch, Realtor and Broker with Lynch Home Team and longtime resident of the area. “In places like Summit View, as the name suggests, you’re getting some of the best views and greenery in the area.”

Larger homes with better views

Housing in Summit View ranges from ranch-style properties dating back to the 1970s to modern Craftsman or contemporary builds. A few roads display larger lots that allow for gardens or small livestock, reflecting the region’s partly rural heritage. The median home price is roughly $560,000, placing it somewhat in the middle between pricier Seattle suburbs and lower-cost areas closer to Tacoma’s core. “Summit View is interesting because it feels more rural, kind of similar to Midland,” says Ben Eklund, Broker with Skyline Properties. “It’s quieter and less suburban than other places nearby – but you’re getting lot sizes and views that are pretty hard to beat, so that comes at a price.”

Pierce College, Bates Technical College and the University of Washington Tacoma are all nearby

Most families in Summit View are served by the Puyallup School District, which earns a B-plus rating on Niche. High schoolers typically attend either Emerald Ridge High School and Rogers High School, which both feature noteworthy robotics, culinary arts and construction trades programs. Students can attend Pierce College in Puyallup, while The University of Washington, Tacoma and Bates Technical College are also just miles away.

Head to Lake Tapps or take in views of Mount Rainier from nearby Wildwood Park

Many drive south to Lake Tapps, about 10–15 miles away, for boating, fishing and panoramic views of the Cascade foothills. Closer to home, Clark’s Creek Park and Wildwood Park in Puyallup offers forested trails and dog-friendly spots. On bright afternoons, glimpses of Mount Rainier and the Cascade Mountain Range entice hikers and skiers with their larger-scale outdoor activities. Rural in nature, but plenty of options in nearby Puyallup, Fife and Tacoma

Because Summit View lacks a central commercial district, grocery and dining options are concentrated along arterial roads such as 94th Avenue East and 122nd Street East. Locally beloved for its casual atmosphere, The Summit Pub serves burgers and rotating beers. Puyallup’s Farm 12 is a popular dining hall complete with its own coffee shop, Fika. Stores like Fred Meyer provide everyday essentials. Locals often visit Puyallup’s shopping corridors or drive west to Tacoma’s malls and entertainment areas for more extensive retail or dining. “You might have to drive a little outside of the area to get everything you need,” says Lynch. “But in a lot of ways, once you get ‘up the hill,’ you rarely have to go back down to Seattle or anything like that.”

Commute to Joint Base Lewis-McChord

Though farmland historically shaped Summit View, most open land has been subdivided into housing or small-scale commercial sites. A few farms remain, selling seasonal fruit or raising livestock. Commuters commonly travel to Tacoma, Joint Base Lewis–McChord, or Puyallup for work in healthcare, retail and industry.

Summit View is located near State Route 512 and Meridian Avenue, connecting to Interstate 5, downtown Tacoma and beyond. Pierce Transit runs limited bus service, though the Sounder commuter rail in Puyallup, roughly four miles away, offers weekday links to Seattle and other Puget Sound destinations. Seattle-Tacoma International Airport is situated around 30 miles north.

Crime

According to 2022–2023 figures from the Pierce County Sheriff’s Department, Summit View experiences moderate property crime—mainly thefts and break-ins—and a relatively low incidence of violent crime.
