Quiet pine woods and lush green fields surround the community of Mulberry. Located minutes from recreation hot spots like Dillon Park and Crystal Lakes Golf Course, residents of Mulberry have convenient access to some of North Sumter's most popular green spaces. "It's a slower-paced area of Sumter, close to the highway, so commuting to major employers like Shaw Air Force Base is easy," says Realtor Talmadge Tobias with Re/MAX Summit. Tobias is a retired city manager and Sumter native who has been a Realtor for 19 years. "The military community is very important here, and many buyers are from the community, so if they want to live in town, access to the base is necessary." The neighborhood is also in proximity to several county civic buildings, including Sumter County Sherrif’s Office, Sumter-Lee Regional Detention Center and Sumter County Animal Control.

Ranch-style homes off Highway 76
This older community is quiet, surrounded by churches, farmland and sky-scraping pine trees. Most homes have lots large enough for plenty of backyard amenities. Homes here are concentrated in small subdivisions, with no sidewalks, but roads are generally quiet enough for morning jogs or walking a pet. There is a manufactured home community on Jerry Street, but these homes are rarely for sale. Small shingle-style cottages cost between $35,000 and $80,000, and brick or shingle ranch-style homes cost between $145,000 and $195,000. Lots are also available for custom home-building, which costs between $7,000 and $15,000.
Many Mulberry homes are shingled ranches and feature car ports.
Newer remodeled homes in Mulberry will fetch a higher price point.

Niche grades Crosswell Elementary above average
Sumter School District serves nearly 15,000 students and earns an overall C grade on Niche. Students may attend Crosswell Elementary, which earns an overall B-plus; Chestnut Oaks Middle, which earns an overall C-minus; and Crestwood High, which earns an overall C-plus. Students can participate in the school's extracurricular activities, including art club, dance club and Future Farmers of America. Families may also apply to Sumter Christian School, which serves pre-kindergarten through high school.

Minutes from the activities of Dillon Park
Mulberry is 3 miles from Crystal Lakes Golf Course, a popular public 18-hole course. The golf course is adjacent to Julia Lester Dillon Park. The spacious recreation area has athletic fields, a playground and a disc golf course. It's also known for its Bark Park, a popular dog park with shade and plenty of places for pet parents to sit. Dillon Park hosts community events throughout the year, like vintage car meet-ups, the Fourth of July Fireworks in the Park and the Dillon Dubs, a disc golf league event. "Dillon Park connects to trails on the Shot Pouch Greenway," Tobias says. "It runs all the way through town and down to Swan Lake Iris Gardens. It has a lot of shade and is popular for walking and biking." Swan Lake Iris Gardens is one of Sumter's most popular green spaces. Realtor Megan Strickland with ERA Realty agrees. "Swan Lake is what Sumter is best known for," Strickland says. "The trails are beautiful, and there's the Iris Festival, which has a lot of games, food and music. It lasts three days every May."

A short drive from Broad Street retail
The neighborhood borders North Main Street, which has a BP gas station and Dollar General for quick conveniences. Sumter's major retail area on Broad Street is about 4 miles away. Residents can browse the racks in the shops at Sumter Mall or get home goods at big box stores like Big Lots, Hobby Lobby and TJ Maxx. Residents can choose between ALDI, Piggly Wiggly, and Walmart for grocery options. Gamecock City or Sumter Farmers Markets offer fresh produce and artisan goods. Beacon Cinemas offers the latest blockbusters, and Gamecock Lanes is a popular weekend hang-out. There's a mix of fast-casual chain restaurants like Chipotle and locally owned spots like Mariachi's and Simply Southern Bistro. Mulberry is 3 miles from downtown, offering breweries, antique shops and restaurants like Side Bar, known for its smoked barbecue and bourbon list.
Mulberry is only a few miles from the Sumter Mall and all its shopping options.

Commuting from Mulberry
Highway 378 borders Mulberry, offering easy commuting access to Shaw AFB and surrounding employers. The community is 12 miles from the base and about 50 miles from Columbia, which Tobias notes is convenient for those working in the state capital or Gamecocks fans. There are also SWRTA shuttles offering service to the base and Columbia. Prisma Health Tuomey Hospital is less than 3 miles from Mulberry. Columbia Metro Airport is a close option when residents need to fly, but both Tobias and Strickland say that many Sumter residents drive to Charlotte-Douglas International Airport. Charlotte is 115 miles away but offers direct and worldwide flights.
