Located about 16 miles from Dallas, Sunnyvale is a modest community of about 8,000 people known for its mix of convenient location and rural lifestyle. "It's a tiny town—like it's in a bubble outside the big city," says Joanna Gaines, a Realtor with Regal Texas Commercial who also lives there. The town is also known for its acreage and natural green parks. "It's very quiet living, but it's also close to a lot of major highways, so it's very convenient," says Dee Blackwood, a sales agent with JPAR Dallas. The medical field is prominent in Sunnyvale, with hospitals and medical facilities being the primary employers in the area.

Larget lots and new construction homes

Sunnyvale's median home sale price is $750,000, higher than the national and state median. Most of the houses are traditional brick homes on half-acre to full-acre lots. With newer builds becoming more common, Gaines notes that selling older homes has become more difficult. "For the first time in at least a decade, it's a buyer's market," Gaines says. "It used to be very hard to get into—houses would have multiple offers before they even hit the market." More modest homes in Sunnyvale can cost between $400,000 to $800,000, while the larger, newer homes typically range between $800,000 and a couple of million dollars.

High marks for Sunnyvale Independent School District

Children are zoned for the Sunnyvale Independent School District, which serves over 2,200 students and earns an A from Niche. "The schools are fantastic with really small classroom sizes," Gaines says. "Our town always passes bills and pulls together to ensure the schools remain top-notch." The school district earns high marks from Niche for its teachers and college preparation. Sunnyvale High School receives an A rating and has a successful sports program, winning state championships in baseball, girls' basketball and girls' track and field. Students can also participate in clubs like the Fishing Team and Business Professionals of America. “The school has a farm program that most don’t have and is great for students in the medical, agricultural and animal sciences field,” Gaines says.

Sports courts and a stocked fishing pond at Town Center Park

Fields of bluebonnet flowers and lush forested areas line the walking paths throughout Samuell Farm North Park, the largest outdoor space in Sunnyvale. Town Center Park has tennis and basketball courts and several walking trails. Children appreciate the covered playground while fishermen cast their lines in the park's fishing pond, stocked with fish like bass and catfish. The Rails to Trails Project is an ongoing plan to connect the city's outdoor amenities with the communities. "All of the parks and neighborhoods will be connected by sidewalks—so every area will be accessible in a walkway system," Gaines says.

Tom Thumb on the way

Sunnyvale is primarily a residential community with only a handful of local eateries and shops. Residents must head west on Highway 80 into Mesquite to find more retail and restaurant options. "There is a Tom Thumb coming in the fall and will have a sports complex and restaurant attached to it, so we are excited about that," Gaines says.

16 miles from Dallas

Highway 80 is the main roadway in and out of Sunnyvale and leads into downtown Dallas, 16 miles away. DFW International Airport, a 33-mile drive from the city, offers domestic and international flights 24/7. The town shuts down for the Fourth of July

Sunnyvale residents get together throughout the year for different festivities and celebrations. The largest is arguably the Fourth of July, with fireworks and live music. "The whole town shuts down and walks to the community center and the park," Gaines says.

Sunnyvale crime data and environmental factors

According to FBI crime data, violent and property crime rates are lower than the national and state averages. Rates have remained mostly the same in the last few years. "It is such a safe place, and I wanted that for my kids," Gaines says. "It's like a little Utopia and is everything you want as far as raising children." Sunnyvale's location in North Texas makes it prone to hail and thunderstorms and has a moderate risk of tornadoes.
