Mediterranean-style new traditional houses
The neighborhood’s Mediterranean-style new traditional homes, built in the early 2000s, have clay-tiled roofs and earth-toned stucco exteriors that blend in with the low-water landscaping throughout the area. Homes sit close together along curving, sidewalk-lined streets, and most have paved driveways leading to two-car attached garages. Prices typically range from $300,000 to $525,000, plus a monthly homeowners association fee of $70 that covers ground maintenance. Prices vary by size, which can range from 1,100 to 2,900 square feet, and amenities, like backyard pools.Splash pad at Surprise Farms Community Park
Limestone Park in the neighborhood’s center is its main gathering place, with almost 6 acres of green space, a playground and a shaded picnic area. Pocket parks with playgrounds and green space can also be found throughout the area, and the 57-acre Surprise Farms Community Park to the south has a splash pad to cool off on hot days, a skate park and an off-leash dog park. Golfers can play 18 holes at Arizona Traditions Golf Club, a public par-70 course just west of the neighborhood. Residents can explore 40 miles of hiking trails at the nearly 30,000-acre White Tank Mountain Regional Park, located about 10 miles southwest, while those who prefer the indoors can bowl or watch the latest movie at Fat Cats Surprise, an indoor entertainment center roughly 3 miles south.International Baccalaureate at Willow Canyon High

Private school options include the unrated FourteenSix Christian Academy for kindergarten through Grade 8.Spring training at Surprise Stadium
During February and March, Major League Baseball’s spring training draws thousands to Surprise Stadium, about 4 miles away, to cheer on the Kansas City Royals and Texas Rangers as they warm up for the season. The stadium also hosts other baseball games throughout the year, including the Arizona Fall League, where the six teams of the MLB’s top prospects compete. The Surprise Recreation Campus, where the stadium is located, hosts community-oriented events throughout the year, including the Surprise Party, a two-day Christmas celebration with a tree illumination, foam snow party and holiday vendors.Just west of the 303 freeway

The Surprise Professional Park shopping center in the south is the neighborhood’s go-to for restaurants and shopping. The Toast Craft Kitchen and Cocktails is a locally owned restaurant serving Mediterranean-inspired dinners and brunches. Oscar’s Taco Shop is a popular casual option for Mexican food, and Oregano’s is a regional chain known for family-friendly Italian meals. Mule Creek Saloon is the neighborhood’s watering hole, with sports on the television, karaoke on Saturdays and regular live music. There are also several nearby specialty stores, like Ace Hardware and O’Reilly Auto Parts, as well as grocery stores, including Safeway, WinCo Foods and Sam’s Club.Risk for termites and scorpions
According to Harris, termites and scorpions are the most common issues residents here face. “Surprise was farmland at one time, and scorpions like it when the soil is soft because they don’t have to dig so hard,” Harris says. “Scorpions are random. You can have a house that gets them, and then two houses down the street, they don’t get them.” Both scorpions and termites can be treated by an exterminator.
