Quiet, residential streets and a family-friendly atmosphere define the Brighton neighborhood in Syracuse’s Southside. Lower prices draw most residents to the established community. “In Brighton, it’s all about cost,” says local Realtor Vera Hines of Hines Realty & Property Management. “People are mostly moving to Brighton from pricier neighborhoods.” The median home value in Brighton is significantly less than the Syracuse median home value. Along with lower price tags and a community-centric feel, Brighton offers proximity to Downtown Syracuse, convenient shops and some of the city’s most popular parks, such as Onondaga Lake Park.

Brighton’s home prices range from fixer-uppers to $250K
Established smaller homes line Brighton’s sidewalk-framed, residential streets. Architecture consists of minimalistic workers' cottages, bungalows and colonial-style homes. While most homes look like single-family properties, many have been converted into multi-family homes. “Brighton has a lot of single-family homes and duplexes, but they’ve built up a lot of two- to four-family homes and renting them,” Hines says. “And the neighborhood has seen a lot of new development as well.” Prices tend to hover between $50,000 and $250,000, though fixer-uppers are often priced lower.

Corcoran High offers IB programs for upper-grade students
Brighton is zoned within the Syracuse City School District, which gets a C-plus overall Niche grade. Children may attend McKinley-Brighton Elementary School before progressing to Brighton Academy for sixth through eighth grade. Both schools receive C-minus grades. Corcoran High School serves Elmwood students and receives a B-minus. The high school provides an International Baccalaureate with two programs for 11th and 12th graders: the Diploma Programme and the Career-related Programme. Ninth and 10th graders may also opt to participate in the Middle Years IB Programme to get an early start on the diploma.

"Onondaga Park has an extra large swimming pool, too," Hines says. "It's perfect for swimming in the summertime." Closer to home, McKinley Park is a centrally located park with additional open green space, a playground and a seasonally open pool.

While Brighton is mainly a residential community, the neighborhood is home to a few convenience stores and corner stores that fulfill necessities. Hines says the area is seeing more independently owned and black-owned small businesses and restaurants pop up, which she says is helping the community thrive and helps fosters its community feel. Chi’ Soul Food is one of these, serving barbeque, chicken wings and more. Price Rite is the closest grocery store, and specialty shops are located closer to Downtown Syracuse. Other nearby grocery options include Wegman’s and Price Chopper.

Route 11 serves as a main route for Brighton residents. Interstate 81 frames the neighborhood’s east side and links to Interstate 481. Though most people rely on cars, bus stops scattered along Route 11 offer convenient public transit for commuters. Downtown Syracuse is about 2 miles north, and the Syracuse Hancock International Airport is about 8 miles away via I-81.

Homicide scores a 9 out of 10. “You hear about violence, but the crime has decreased,” Hines says, adding that police presence over the last few years has greatly increased a sense of community within Brighton, which she believes is helping to mitigate crime in Brighton.
