Near Westside is a primarily residential community popular with renters and property investors for its lower home prices compared to Syracuse's median price. "The vast majority of homes are older," says Zachary Johnson, an associate broker with Acropolis Realty Group and over 7 years of experience. The neighborhood borders Downtown Syracuse , and streets are pedestrian-friendly with sidewalks and Centro bus stops. The overall CAP Index Crime Score is 8 out of 10, compared to the national average of 4. Residents can join the Neighborhood Watch Groups of Syracuse to get active in the community and help deter crime. "It's a nice choice for the proximity to downtown and a lower home price," Johnson says.
Multifamily homes with early 20th-century architecture
Most of Near Westside's homes were built in the early 20th century, combining Victorian influences with Craftsman and Colonial Revival aesthetics. Homes are set close together along sidewalk-lined streets; typical features include front porches, uncovered driveways and lawns dotted by the occasional oak or maple tree. "You're going to find early-century, Victorian-style homes," Johnson says. "They're older homes in vastly different conditions, but some are really nice — kept up since the '20s." Over 80% of residents are renters, and many homes have been converted to multifamily units. "You have the opportunity to buy a duplex," Johnson says. "That will contribute to a lower living cost if you rent one side out."
Home prices range from about $50,000 to $200,000, depending on a home's size, features and renovation needs. The median price here is $75,000, compared to $190,000 overall in Syracuse.
Downtown dining and Destiny USA
The Near Westside is primarily residential, but there are a handful of small businesses, including Watusi Supermarket — a Spanish grocer, Ponchito's Taqueria and The Kind Coffee Company. West Fayette Street has downtown shopping and dining less than a mile away. "For most places, you're probably going downtown," Johnson says. Milano Bean Cafe is a morning favorite for its Italian coffee. Across the street, Darwin On Clinton is a popular spot to grab a quick bite, like L. Poole's Morning Glory — a breakfast sandwich with sugar-cured bacon and poblano apricot chutney. Sassy-Cuse Saloon is locally revered for its signature Sassy Sauce, which they serve with pulled pork sandwiches, chicken tenders and even fried pineapple. For grocery basics, there's the Downtown Grocery Store with pantry essentials and a modest selection of fresh meats and produce. Johnson says Destiny USA, 2 miles away, is another go-to for residents here. "It's a huge mall," he says. "There's a lot of retail, dining and family entertainment."
Play, swim and admire art
Right in the middle of Near Westside, the 3-acre Skiddy Park offers a playground, a playing field and courts for futsal and basketball. Nearby, Lipe Art Park is a public art project where parkgoers can picnic and admire sculptures, murals and more. Art aficionados may also enjoy concerts and shows at SALTspace, and open houses at Delavan Studios. Six miles away, Onondaga Lake Park is one of Syracuse's best-known green spaces, featuring tree-lined trails, the Salt Museum and sports like bocce, pickleball and archery. The lake is open for swimming, boating and fishing. Anglers can reel in largemouth bass and common carp, while birders may spot white-winged scoters, red crossbills and snow buntings in the area.
Easy to get around Syracuse
Interstate 81 is less than a mile away. West Fayette Street, a thoroughfare, grants easy access downtown. "Walking downtown is super easy," Johnson says. Residents can also bike and ride Centro buses to get around the area. SUNY Upstate Medical University is 2 miles away, and Syracuse Hancock International Airport is a 7-mile drive.
Trips to the Rosamund Gifford Zoo
About a mile away, the Rosamund Gifford Zoo has been a Syracuse staple since 1914. With over 700 animals from all over the world, zoogoers can get a glimpse at everything from alpacas and poison dart frogs to flamingos and clownfish. There's also a packed calendar of events, like the annual Asian Elephant Extravaganza in August, which features traditional music, dance and elephants strutting their stuff. Other fun events include Yoga with the Penguins, Halloween's Zoo Boo and Brew at the Zoo, where the 21+ crowd enjoys drinks, food trucks and live music while checking out the animals. "You can rent the whole zoo out, too," Johnson says. "People actually get married there, which makes for some pretty wild pictures."
Academic opportunities at Nottingham High
Near Westside is part of the Syracuse City School District, rated C-plus overall by Niche. Kids may start at Delaware Primary before moving to Syracuse STEM at Blodgett — both are rated C-minus. At the B-rated Nottingham High, teens may take dual-enrollment courses for credit at Onondaga Community College. Students may also explore their interests in career and technical education courses like construction technology, natural resources and creative expression and design. Syracuse University is 2 miles away with about 23,000 students.
