College-town energy meets community roots in Outer Comstock
Conveniently situated on the south side of Syracuse University, Outer Comstock is home to many college students, university personnel and healthcare professionals. “The college is one component of Outer Comstock, but also the hospitals. You’ve got Crouse Hospital and then there’s Upstate University Hospital,” says Chip Hodgkins , a local associate broker with the Hodgkins Team of Hunt Real Estate ERA. “You’ve got faculty, nurses, medical technicians, doctors, university employees and students all living together. The commutes are so easy.” While the neighborhood’s proximity to Syracuse University is reflected in the high population of college students renting apartments or single-family properties, there are also more established residents that call the area home. “One house might be rented out, and then the next house might have been lived in for 5 years, and the next one might be lived in for 30 years,” Hodgkins says.

Syracuse University shapes the neighborhood’s culture
Given that most residents are affiliated with Syracuse University, whether they are a student or a faculty member, it’s impossible to talk about Outer Comstock without also talking about the university. The private institution, founded in 1870, sits along a hilltop campus characterized by Roman Revival architecture. The Resarch 1-classified university is renowned for its Public Affairs and Broadcast Journalism programs. In addition to rigorous academics, the school boasts several successful athletics teams. Men’s lacrosse is well-known for winning national titles, and the men’s basketball and football teams are both notable fan favorites. “The fan base here is highly supportive,” Hodgkins says. “The university trademark goes hand-in-hand with the city. So when you’re marketing Syracuse University, you’re marketing the city.”

College students rent homes next to long-term homeowners
Housing options in Outer Comstock comprise primarily apartments. However, 18% of residences are single-family homes, selling at a median price of around $158,000. Ranch-styles, bungalows and split-levels are common, with prices that can start at around $50,000 and rise to upwards of $550,000. “There was an architect named Gordon Schopfer who designed a lot of the homes in Outer Comstock,” Hodgkins says. “They’re this unique ranch-contemporary-bungalow style.”
Maple and oak trees shade quiet streets, many lined with sidewalks. “There are people in their 80s and 90s that still live here because the yards are small and private enough. And the area is inexpensive enough that first time homeowners can buy,” Hodgkins says. He also notes that it’s common for parents of Syracuse students to purchase a property and collect rent from their students’ roommates to pay the mortgage.

Nearby Marshall Street and local spots offers diverse eats
While residents in Outer Comstock have a few local eateries and shops nearby, many opt to explore the college strip of Marshall Street, about 1 mile north along Comstock Avenue. “The university nightlife is right there. You can ride your bike, walk or take the bus to Marshall Street,” Hodgkins says. “It has everything from sushi and Middle Eastern cuisine to pizza. We call it M Street.”
Closer to home, JD at Danzer’s is located on Outer Comstock’s south side. The pub fuses German and American fare, offering sausage dishes, schnitzels, pizzas and burgers. Nearby, Willow Rock Brewing Company is a spacious indoor and outdoor brewery where a rotation of 30 craft beers are made in-house. For groceries, locals can hit a couple of small convenience markets, and Tops Friendly Market is to the east.
Phoebes Restaurant sits northeast of the neighborhood.
Basketball fans eat pizza and watch a game at Varsity Pizza, which sits just north of the neighborhood.

Nottingham High’s Mock trial team and band earn state praise
Students living in Outer Comstock are served by the Syracuse City School District, which receives a C-plus rating from Niche. Learners can attend Ed Smith School for pre-kindergarten through eighth grade, which has a C rating, before advancing to Nottingham High School, which holds a B. The high school’s Mock Trial team won the New York State Bar Association Mock Trial Competition in 2025. Moreover, the school’s band has won Gold ratings from the New York State School Music Association for eight consecutive years, including the Best Rhythm Section award.
Edward Smith School serves the children of Outer Comstock.
Nottingham High in Syracuse has produced notable alumni, such as NFL player Dorsey Levens.

Comfort Tyler and Drumlins anchor the recreation scene
Outer Comstock features both public-use recreational facilities and university-owned athletic complexes and stadiums. Comfort Tyler Park has a playground, a splash pad and basketball and tennis courts. Just across Comstock Avenue, the John A. Lally Athletics Complex houses Syracuse University’s training facilities, including the Carmelo Anthony Basketball Center. Just east of there, Drumlins Country Club is a semi-private golf club with two 18-hole courses – one public and one private – an outdoor pool and tennis courts. While the club is part of Syracuse University, memberships and tee-time are open to the public.

Interstate 81 runs north-south along the west side of Outer Comstock, merging with Interstate 481 on the neighborhood’s south side. The Centro public bus system services the area, and Syracuse Hancock International Airport is about 10 miles north.
