A changing landscape in Southwest Syracuse
Less than 2 miles from Downtown Syracuse , the Southwest neighborhood comprises most of the Southwest Gateway. This 228-acre area borders Interstate 81 and has historically been known as an overlooked, under-invested section of the city. Still, Southwest's resilient character is showcased through its hard-working residents and civic leaders who are leading the way to change with food pantries and other community-focused services. The push for change is strong, with the state of New York granting $10 million for a Downtown Revitalization Initiative in 2022 that aims to improve walkability, restore historic landmarks and create new housing and businesses.
The Southwest Gateway initiative coincides with Syracuse's Interstate 81 Viaduct Project. "The city is planning to rip out I-81 and replace it with a boulevard-type community grid," says Susan Li, Syracuse native and Real Estate Associate Broker with Coldwell Banker Prime Properties. "With Micron's move to Syracuse, they are bringing in 9,000 new jobs in the next 10 years, so in part, all our infrastructure needs to be updated and upgraded. But ripping out I-81 in a way is also an effort to desegregate the city." Apart from the spotlight on Southwest's future, the neighborhood stands out with its close-knit community, comparatively affordable homes and proximity to Downtown Syracuse.
Apartments, multi-unit and single-family homes
Apartments, duplexes, multi-unit and single-family homes dot Southwest's tree-lined streets. 20th-century architectural styles here range from vernacular National-style homes and American Foursquares to colonial- and Federal-style residences. Bi-levels and split-levels border the neighborhood's northern edge along Tallman Street. Many properties feature paved driveways and modest backyards; others offer on-street parking. Single-family homes can range from around $60,000 for a fixer-upper to $270,000 for turnkey homes. Renters outweigh homeowners, with multi-unit properties ranging from $45,000 for a duplex to $680,000 for an eight-unit apartment building.
Syracuse City's P-TECH programs
The Syracuse City School District earns an overall C-plus grade from Niche. The district offers residents school choice; local schools include Bellevue Elementary, which earns a C, and Syracuse STEM at Blodgett, which scores a C-minus. Students may then advance to Corcoran High School. In addition to a B-minus rating, Corcoran High offers International Baccalaureate (IB) classes, career and technical education courses and the P-TECH program, enabling students to get both a high school diploma and an Associate of Applied Science degree in electromechanical technology. The neighborhood is also home to P.E.A.C.E., Inc. Merrick Head Start for three- to five-year-olds.
Amenities around Southwest
The neighborhood is bordered to the east by an industrial and commercial corridor that spans South Salina Street. However, Southwest itself remains primarily residential. Jerkhut Restaurant, one of Southwest's few restaurants, is a casual take-out joint known for its Jamaican cuisine. Up the road, Birria Quesatacos SYR specializes in flavorful Birria tacos, Birria quesadillas and even Birria ramen.
The Price Rite Marketplace of South Avenue is the community's only grocery store, while smaller convenience stores and dollar stores are scattered around the area. Residents have access to chain grocers and restaurants along Onondaga Boulevard.
Southwest's community services
The nonprofit Southwest Community Connections (SCC) operates the Southwest Community Center. The center features a full-sized indoor gym, a heated swimming pool, a library and a credit union offering free financial education workshops and a food pantry. SCC extends its support to citizenship test preparation classes, health and wellness service referrals and HIV prevention services. Additional resources are available through nearby food pantries and nonprofits such as The Salvation Army Food Pantry and Hopps Memorial Church Food Pantry. These initiatives aim to help the community and combat Southwest's crime rates, which score a CAP Index Crime Score of 7 out of 10, compared to the national average of 4.
Southside parks and recreational areas
The Spirit of Jubilee Park anchors the neighborhood with a grassy open field, a tennis court, a basketball court and a playground along South Avenue. Southwest residents also border two of Syracuse's most popular green spaces. Upper Onondaga Park's 67 acres give way to a community pool, playground, and sports courts down the street. Walking trails wind around Hiawatha Lake, a popular gathering place for summer concerts and seasonal events.
Next door, Lower Onondaga Park features landscaped gardens, a small stone bridge along a reflecting pool, a spray ground and another playground. The Onondaga Creekwalk, a 5-mile trail, passes through the park's eastern edge, leading joggers and cyclists from Armory Square to the southern edge of Onondaga Lake.
Next door, Lower Onondaga Park boasts manicured gardens, a picturesque stone bridge spanning a reflecting pool, a splash pad and an additional play area. The Onondaga Creekwalk—a five-mile path—skirts the park's eastern boundary and spans from Syracuse's Southside to the Onondaga lakefront to the north. Residents can also head southward towards Kirk Park's ball fields, tennis courts and community center. Proximity to the creek poses major flood risks for most Southwest residences.
Commutes around Syracuse
Pedestrians and cyclists benefit from paved sidewalks and proximity to Downtown Syracuse. Centro bus routes run along Bellevue Avenue, Midland Avenue and Tallman Street. The Interstate 81 overpass divides Southwest from Syracuse University, which adjoins the city's medical district. Three hospitals, including SUNY Upstate Medical University, sit within 2 miles of the neighborhood. Syracuse Hancock International Airport is about 7 miles northwest via I-81, while other major roadways include I-690, I-90 and I-481.
