Tipp Hill's Irish roots and neighborhood pride

Located on the west side of Syracuse , Tipp Hill is known for its deep Irish roots, walkable streets and elevated terrain overlooking downtown. Formally known as Tipperary Hill, named after County Tipperary in Ireland, the neighborhood stands out with its upside-down traffic light where green sits above red in honor of the Irish flag. "It's the only traffic light like it in the nation," says Chip Hodgkins , associate broker and owner of Hodgkins Homes Team at Hunt Real Estate ERA. "When the city first installed the light, kids used to throw rocks at it, since the red was above the green," seen as honoring the British over the Irish. "They kept destroying the light, eventually putting the green above the red. There's a statue right at the intersection that portrays children with a slingshot," Hodgkins says.

The neighborhood was originally settled by laborers who helped build the Erie Canal, many of whom were Irish immigrants. Today, Tipp Hill's Irish pride, local establishments, mix of home styles and walkability attract a diverse group of residents looking for a blend of urban convenience and greenery. "It's a very active community," Hodgkins says. "You always see people walking their dog, biking around or heading to the park or pub." The neighborhood also benefits from its location, positioned as it is just a few miles from Syracuse and situated at the center of several surrounding small towns. "Residents have such an easy commute downtown, and you're right next to Armory Square, which is known for its nightlife," Hodgkins says.

Taverns, pubs and entertainment in Tipp Hill

Tipp Hill's identity is deeply tied to its Irish-American roots. Annual events like the St. Patrick's Parade and Shamrock Run draw crowds each March, while local establishments highlight the community's proud Irish culture.

Pubs, sports bars, cafes and corner stores are scattered around Tipp Hill. The neighborhood is known for its tavern culture, with several longstanding watering holes. "Coleman's is a well-known mainstay," Hodgkins says. "But there are a lot of other pubs within walking distance." The iconic Coleman's Authentic Irish Pub sits at the heart of the neighborhood, famous for its green facade, historic British red telephone booth, dark oak accents and formal dining room for Irish-inspired dishes like shepherd's pie and bangers and mash. Coleman's regularly hosts Tuesday night trivia and live music throughout the year. Down the street, Blarney Stone is another local Irish tavern with an outdoor patio and classic pub eats.

Grocery stores like Wegmans and Price Chopper line Onondaga Boulevard, less than 2 miles away. Residents have about a 3-mile drive to Genesee Street's larger retailers, while Downtown Syracuse offers additional shopping, dining and entertainment options.

20th-century bungalows, colonials and American Foursquares

Tipp Hill showcases an eclectic mix of early 20th-century architecture. Properties range from Craftsman-style bungalows and American Foursquares to Colonial Revivals and raised ramblers. Some homes have been converted into duplexes and multi-unit buildings. "Most properties around here feature original woodwork, which is popular amongst first-time homebuyers right now." Homes in Tipp Hill often sit on narrow, urban lots with staircases that lead to modest porches. Single-family homes typically range from $100,000 to $300,000, and multi-family residences are priced between $150,000 and $350,000.

Micron's decision to move to Syracuse has dramatically impacted the local housing market, driving prices higher as Central New York begins to catch up with national trends after years of lower home values. In addition to new jobs, the city estimates a 50% increase in population over the next 10 years, with ongoing increases in housing demand and prices.

Parks, golf courses and community events

Burnet Park, Tipp Hill's mainstay green space, anchors the neighborhood's northwest edge. The park boasts the Rosamond Gifford Zoo, Syracuse's only zoo. Set atop a hill, additional amenities include an outdoor community pool, sports facilities and a public 9-hole golf course that offers sweeping views of the city below. "There are always events at Burnet Park," Hodgkins says. Festivities range from Brew at the Zoo, where patrons can enjoy booze, food and live music after-hours, to Family Fun Fest at Burnet Park in the fall.

Other green spaces around Tipp Hill include James Pass Arboretum. Located just south of Burnet Park, this often-overlooked gem offers winding paths and grassy lawns shaded by mature trees. Upper Onondaga Park spans 67 acres and features a community pool, playground and sports courts about 2 miles away. Walking trails encircle Hiawatha Lake, which transforms into an ice skating rink in the winter, thanks to the region's typical below-freezing temperatures and annual average snowfall of around 128 inches.

The adjacent Lower Onondaga Park offers gardens, a scenic stone bridge, a reflecting pool, a spray ground and a playground. The 5-mile Onondaga Creekwalk runs along the park's edge, spanning from Armory Square to Onondaga Lake's southern shore.

School choice in Syracuse

The Syracuse City School District garners a C-plus rating from Niche. Although the district offers school choice for all ages, local neighborhood schools include Porter Elementary and Frazer Pre-K-8 School, both of which earn C-minuses. Public Service Leadership Academy at Fowler, formerly Fowler High School, earns a C-plus. Students there can choose from over 10 career and technical education programs and the P-TECH program, which allows students to pursue a high school diploma and an Associate of Applied Science degree in computer information sciences and remotely piloted aircraft systems. Tipp Hill is also home to All Saints Elementary of Tipperary Hill, a sought-after private Catholic school.

Getting around Tipp Hill

Centro buses run along Tompkins Street, Avery Avenue and adjacent streets, while paved sidewalks cater to pedestrians and cyclists. Downtown Syracuse is about 2 miles east, while three hospitals, including SUNY Upstate Medical University, surround Syracuse University just 1 mile farther. Syracuse Hancock International Airport is less than 10 miles away via Interstate 81. Other nearby thoroughfares include Interstates 90, 690 and 481.
