Taking its name from the vineyards that surround it, Chardonnay Hills is an amenity-packed master-planned community on the eastern edge of Temecula, featuring large single-family homes and access to highly rated schools. "I think something is appealing with these neighborhoods that already have everything you need," says Craig Flint, a Temecula local and Net Gains Real Estate owner. "When people move their families in, they want to know that they have great schools nearby and can rely on their neighborhood for daily life. Areas like Chardonnay Hills do exactly that."

Chardonnay Hills features cul-de-sacs, sidewalks and dappled bits of shade from palm trees. The neighborhood has just under 600 homes, most constructed between 1985 and 2005. Architectural styles here are mainly Spanish Revival and Mediterranean-inspired, with red-tiled roofs and stucco exteriors a common sight. Homes typically sell between $650,000 and $900,000, depending on square footage and amenities like pools. "Our average home price is around $750,000, so anything below, that isn't a condo, is rare," Flint says. "Existing neighborhoods from the 1980s and 1990s tend to have much lower tax rates." The area's CAP Index Crime Score is 1 out of 10, compared to the national average of 4.

On Chardonnay Hills' east side is the Belle Maison Children's Park, one of three community green spaces with playground equipment. The main recreation area in the neighborhood's western part features an Olympic-size pool, fitness center and several sports courts. Bordering Chardonnay Hills is The Legends Golf Club, an 18-hole course originally designed by Ted Robinson. While Temecula maintains several diverse parks, Flint notes that opportunities for outdoor recreation surpass city limits. "No matter where you're living in the city, you're a 10, maybe 15-minute drive from mountains and lakes," he says. "Chardonnay Hills is only 20 minutes from the Santa Rosa Plateau, which has great hiking."

The Promenade Temecula, one of the city's top shopping and entertainment centers, is only 4 miles from Chardonnay Hills. This mall anchors the area, offering dozens of shops and restaurants.
