Palm, sycamore and eucalyptus trees border curved streets and cul-de-sacs, most of which have paved sidewalks and distant mountain views. Properties measure up to a quarter of an acre, and some homes in Temeku Hills are built next to the fairway. Small cottages and mobile homes make up Heritage Park, a 55-plus community with a clubhouse, a swimming pool and a nine-hole golf course open to the public. The Vintage Hills homeowners association also includes a private pool and clubhouse. While some homes in the neighborhood are outside these communities, they’re still in a convenient location. “It has good walkability. You can walk to the store for groceries,” says Kimberly Ingram, a Realtor with Allison James Estates & Homes, who has 20 years of experience selling in Temecula. Homes mostly date to the 1980s and ’90s, but mobile homes in Heritage Park date to the early 1970s and start at $130,000 to $250,000. Condos and ranch-style houses cost around $550,000 to $650,000. Spanish Mission-style, New Traditional and larger single-story homes typically sell for $650,000 to $850,000, while luxury builds with private in-ground pools command prices from $875,000 to $1.6 million. Travelers connect to Interstate 10, about a mile away, to begin the drive to nearby cities. “That community is really close to the freeway,” Ingram says. “You can work locally at smaller businesses, but it’s still a bedroom community. A lot of people commute to San Diego, Riverside or Orange County.” From Temeku Hills, it’s about 40 miles to Riverside and 60 miles to San Diego, where flights to major hubs are available from San Diego International Airport. Temecula is located in the Elsinore Fault Zone, one of Southern California’s largest seismic lines. Several destructive earthquakes have rattled the city since 1900. The area also has a history of flooding and landslides during heavy rain, but the city has enacted hazard mitigation programs to help safeguard the community. According to FEMA’s National Risk Index map, Temecula also has a high wildfire risk.
