Since the start of the 21st century, Temecula's rise in popularity has doubled its number of residents; master-planned communities with active HOAs drew people in by droves, and these areas are well-known both locally and to anyone looking on a map. "I've talked to people who've lived here for 20 years, and when I ask about Meadowview, some have no idea what I'm talking about," says Cathie Kong, a Temecula local and Realtor with Reliable Realty Inc. "It's one of my favorite areas, just a true gem. There's no other place in Temecula that feels like it." With around 900 homes, this neighborhood is one of the city's oldest, originally established and developed in the late 20th century. Zoned to some of the city's top-rated schools and packed with outdoor recreation, from heated pools to equestrian arenas, Meadowview offers a secluded, rural-feeling lifestyle.

The diverse architecture of Meadowview's custom homes
The neighborhood is one of contradiction; it is bordered by one of the most popular retail areas in the city and is surrounded by tract housing, yet being within Meadowview feels like countryside living. "Its location is almost tucked away. It's kind of hidden by its hills and trees," Kong says. The housing sits on generous acreage, and the neighborhood was designed with open green fields and comfortable distance between neighbors. Temecula's residential boom took off at the end of the 20th century, and Meadowview is a product of that, with many houses built between 1975 and 2000. "All homes in Meadowview are custom, so none look the same. You've got Colonial Revivals, French estates; I think the only thing I haven't seen is a true midcentury modern." Meadowview properties sell for much higher than the Temecula average. Kong points out that $1 million is on the lower end, while $1.2 to just under $2 million is typical. While the majority of homes here are around this million-dollar price point, a few in the southeast corner of the neighborhood have sold for around $500,000 and need extensive renovations.

Education with the top-rated Temecula Valley Unified School District
Meadowview falls under the Temecula Valley Unified School District, highly rated with an A on Niche, and acknowledged as one of the best districts in Riverside County. Several schools surround the neighborhood, and nearby Rancho Elementary School earns an A-minus. Margarita Middle School is on the neighborhood's southside and scores an A-minus. The Promenade Temecula, one of the city's top shopping and entertainment centers, is less than a mile from Meadowview. The mall offers dozens of shops, restaurants and a couple of movie theaters. It's surrounded by several retail plazas housing big-box stores, grocers and retailers, such as Costco, Trader Joe's and T.J. Maxx. For local personality, many will drive the few miles into Old Town, where specialty shops and bustling restaurants line the streets. "Gambling Cowboy, this steakhouse, has the most amazing food," Kong says. "And the Temecula Wine & Beer Garden always brings in great musicians. You can also drive out the back way of Meadowview and hit the wineries in about 5 minutes."

Navigating traffic on Interstate 15 and where to find medical care
The neighborhood's northern edge is bordered by State Route 79, also known as Winchester Road. It directly funnels into the key thoroughfare of Interstate 15, which is afflicted by heavy traffic during commute times. Palm Springs International Airport is approximately 66 miles northeast of Meadowview and has several major airlines. For health needs, the neighborhood is only 3 miles from the Temecula Medical Center. A larger medical plaza, anchored by Temecula Valley Hospital, offers more specialty care and is found 5 miles south.
