Roripaugh Ranch
Suburban Neighborhood in Temecula, California
Riverside County 92591, 92596
New builds and eye-catching homes
Though the community started construction of homes in 2006, there are plenty of new builds available for prospective homebuyers. Many of the newly constructed homes in the area are move-in ready, often with three or more bedrooms and prices that tend to hang around $550,000. However, there are homes that go above that price, including homes that have Spanish Revival architecture, with red tiled roofing and contemporary homes with prices that typically range between $800,000 and $900,000.Abundance of outdoor spaces
The Roripaugh Ranch HOA features a large lap pool with a connecting splash pool for toddlers and a jacuzzi, plus an adjacent community center. There is also a 22-acre outdoor sports complex. Outside the neighborhood nearby French Valley and downtown Temecula offer a wealth of amenities. The Center for Natural Lands Management owns the land adjacent to the neighborhood, and residents can access a network of bike paths across the street, summitting the aptly named White Cross Trail to stand atop a 1,600-foot peak next to a homemade, life-sized cross. Lake Skinner is about 10 miles east with camping, boating, swimming and horseback riding amid rocky mountains dotted with evergreens. Golfers can choose from over 10 courses nearby, including The Legends Golf Club, which has a picturesque 18-hole course.Temecula Valley schools
Students here are zoned for the Temecula Valley Unified School District, which consistently ranks in the state's top 20th percentile. Some students might start their education at Rancho Elementary School, which has a 7-out-of-10 GreatSchools rating, followed by Margarita Middle School, which has an A-minus Niche grade. Temecula Valley High School, widely known as TV, was the city’s first high school and boasts a 6-year accreditation by the Western Association of Schools and Colleges. The school has an A Niche grade, offering college prep and dual enrollment courses to prepare students for their lives after graduation.Easy freeway access
Interstate 15 runs through Temecula and connects to major freeway arteries, allowing easy access to San Diego to the south and Orange County to the north. “You’re about 45 minutes to an hour away from San Diego, but it doesn’t really feel that long. Plus you’re not that far from LA,” says Hohl.Downtown Temecula
Head to Downtown Temecula for groceries or daily essentials from Trader Joe's or Costco. Residents can enjoy a Regal movie theater, the Temecula Valley Museum or browse for books at Barnes & Noble. In a sign of the growing trendiness of the area, San Diego’s barcade Coin-Op Game Room opened a Temecula location. The area was also named as one of the 10 best wine destinations by Wine Enthusiast Magazine in 2019, and there are several award-winning vineyards close by where residents can relax after a day in the sun. “Temecula has been up and coming for the past 5-10 years,” Hohl continues. “There’s a lot of things here to do, including all of the wineries.”
