Michael Wysocki, an associate broker with Coldwell Banker who grew up in the area says development took off in the late 80s and now the California community and is coveted for its award-winning schools and growing commercial sector. “From where Winchester-Silverhawk is you could be at a winery within 2 miles of driving, you’re three miles from the freeway, and there are a bunch of golf courses around,” Wysocki says. Located at the top of the foothills, Winchester Silverhawk is celebrated for its natural beauty and picturesque setting of rolling hills, sprawling valleys and pristine mountains.

Mediterranean-style homes with perks
Much of Winchester-Silverhawk is divided into three HOAs: Central Park, the 55+ community Four Seasons, and Montego Bay, a condo community. This suburb boasts a mix of newer Mediterranean style homes ranging in size from three to six-bedrooms as well as luxury-style apartments and condos often with typical HOA such as pools and clubhouses for residents. Wysocki notes the market remains competitive. “Properties that are priced appropriately right now will see multiple offers still.” On average properties stay on the market for around 15 days on average. Single-family homes run anywhere between $600,000 and $750,000 while condos are anywhere between $425,000 and $500,000 to start. The neighborhood also sits just outside of Murrieta city limits, and an unincorporated community under the administration of Riverside County, with property taxes coming in a bit lower as a result.
