Tiffin's revitalized main street downtown is growing with businesses
Home to Heidelburg and Tiffin Universities, Tiffin, the seat of Seneca County, is a cozy college town with a brimming commercial scene. But it wasn't always this way. There was a time when the two universities were one, and the downtown was quiet on weekends. While residential development has lagged a bit in recent years, thanks to revitalization efforts, the city's core is receiving new businesses while parks are receiving upgrades. "It's a nice, little town, it just hasn't grown a ton. It's just kind of maintained," says Bill Jones, a Realtor for Re/Max Unlimited Results who was born and raised in Tiffin. "But the downtown has been revitalized quite a bit over the last decade. Our commercial retail has really been getting revamped here lately."

A seller's market of preserved 20th century homes and newer condos
Tiffin is home to many 20th-century Colonial Revivals, Craftsman-style homes, American Foursquares and Cape Cods. Some were even built in the late 19th century. Some have received updates over the decades. Others need a little bit of maintenance and are sold as investment properties. Ranch-styles from the 1950s onward tend to sport a midcentury design. There hasn't been much new construction in Tiffin lately, though. Most new traditional homes from the 21st century are either custom designs or are over 20 years old. "It's still a seller's market, but it has slowed down considerably from the last several years of craziness," Jones says. "Anything getting built lately has just been 'Bob and Betty the Homebuyers' going out and hiring a builder to get it done. But there haven't been any new developments to speak of. A few condo communities here and there, but that's about it." The median price for a single-family home in Tiffin is around $180,000, but prices vary widely. Larger homes have sold for above $400,000, meanwhile, some older properties needing upkeep have sold for $20,000. Attached condos sell around a median of $151,000.

Student bars and upscale bistros attract all crowds downtown
In the last 10 years, Tiffin's downtown core has transformed from a sleepy business district to a more happening main street gathering place. On evenings and weekends, residents and college students alike head to new and established bars, coffee shops and restaurants on the main drag of Washington Street. "You'd think things would be a little more raucous than what they are, but it's not too bad," Jones says. "The bars get a little crazy sometimes at night, but beyond that, it doesn't really disrupt the town." The Rennaissance of Tiffin is a popular upscale bourbon bar themed after a Roaring 20s speakeasy, complete with timely decor like leather armchairs and mugshots of Al Capone. Bear's Den is a bit more popular with student crowds, who go to sing karaoke. Downtown restaurants include quick fixes, like chili dogs from Jolly's Drive In, health-conscious options like Wild Bunch Wellness Bar and upscale bistros like The Turntable. Large retailers like Walmart Supercenter, home improvement stores and supermarkets are across the river at the Westgate Shopping Center on Market Street.

Newer playgrounds and river access at Nature Trails Park
Several parks along the Sandusky River offer a variety of activities. Nature Trails Park received new amenities in 2022, including a paved walking path, new play equipment and river access for fishing and paddling. Hedges-Boyer Park is the city's premier community space, home to numerous annual events, outdoor concerts, a Fourth of July celebration, the Heritage Festival and the Cross Country Carnival, America's second-largest cross-country race. The park's 78 acres also offer an 18-hole disc golf course, football fields, pickleball courts and sand volleyball pits. Just outside of the city, the Tiffin University Nature Preserve contains a 1.2-mile hiking trail along Wolf Creek, leading to a vernal pool and picnic area.

Small class sizes and above average SAT scores for Tiffin City Schools
Public school students begin at Washington Elementary School, rated B-minus by Niche. Once they reach second grade, students age up to Krout Elementary, rated B-minus, before aging up to Noble Elementary, rated B, for fourth and fifth grades. Once they reach sixth grade, students begin attending Tiffin Middle School, rated B-minus, which offers class sizes below the national average of 17 students per teacher. Students attend Columbian High School, rated B-minus for their last four years of school. Columbian High has an average SAT score of 1180, more than 100 points higher than state and national averages.

Walkable and bikeable for students, but with long drives to the interstate
Tiffin might seem hard to navigate, considering its numerous one-way streets forming a haphazardly spoke-and-wheel grid. However, traffic is not an issue throughout the city. Only major intersections tend to see slowdowns at peak hours. Meanwhile, sidewalks and cut-through bike paths ebb and flow with activity around class schedules and academic breaks. Getting out of Tiffin is a slightly different story. The nearest interstate is about 40 minutes west in Findlay. And although Tiffin has an airport, it is not used for commercial flights, so residents usually fly out of airports in Columbus, Cleveland or Detroit, all over an hour away.
Riverine flood zones affect parks and some homes
The Sandusky River and some tributaries form flood zones throughout Tiffin. Most of these sit along the riverbanks, only affecting properties on the water. But some parts of town contain large flood zones away from the river. Most of these flood zones primarily affect riverfront parks, but some homes and businesses are within them too, prompting their owners to purchase a flood insurance policy.
