A suburb standing between Baltimore City and the rural stretch of the county
Timonium is a Baltimore County suburb that shares a zip code with Lutherville, its neighbor to the south. This city of just over 10,000 residents sits about 5 miles from the Baltimore line and acts as a gateway between the urban sprawl and the countryside of Hunt Valley. “The zip code stretches over to the Loch Raven Reservoir,” says Tom Mooney, who has 42 years of local real estate experience with O’Conor, Mooney & Fitzgerald Realtors. “So even though it’s small, there’s a large variety of neighborhoods around it.” While it is known around the state as the location of the annual Maryland State Fair, locals know it for the quiet cul-de-sacs stretching out between York Road and the Loch Raven Reservoir and for its comfortable distance from the bustle of Charm City.

Home of the Maryland State Fair
Timonium is the site of the Maryland State Fair, a 12-day festival with over 140 years of history. The fair draws almost half a million visitors to the city every summer. “They have livestock shows, concerts and even horseraces on the track there,” Mooney says. “And when the fair isn’t on, they host lacrosse tournaments and other athletic events.” Residents should be aware of increased traffic coinciding with the fair.

Multiple highways for commuting into Baltimore
Residents commuting to Baltimore enjoy access to multiple major area highways. “Your in-roads to Baltimore are Interstate 83 and York Road,” Mooney says. “There are quite a few doctors who work at Johns Hopkins, University of Maryland or St. Joseph’s hospitals who live here and make the commute.” While driving is the most reliable option, commuters can also opt to catch the train at the Timonium North and Fairgrounds light rail station.
Closely clustered suburban cul-de-sacs stretch into wooded lots close to the reservoir
The median housing price in Timonium is around $485,000. The bulk of the area is comprised of detached single-family homes in a variety of midcentury styles, including cottages, ranch-style homes and split levels. “As you move farther north or closer to Loch Raven, lots will get bigger, and prices will increase,” Mooney says. “People can find houses for around $300,000, or they can find them at price points over $1 million. There’s a healthy mix of choices for everybody.” Homes near Loch Raven rarely have water views, but the dense surrounding woodland offers a sense of privacy not afforded to those who live on the more tightly packed lots closer to York Road.
Large two-story homes with well-manicured lawns are not uncommon in Timonium, MD.

Multiple Blue Ribbon public schools in Baltimore County
Local students are zoned for Baltimore County Public Schools, which score an overall B from Niche. The Blue-Ribbon Timonium Elementary earns an A-minus, ranking as the third-best public elementary school in the county. “Dulaney High School has also been a Blue-Ribbon award recipient,” Mooney adds. Towson University, named the best public university in Maryland by the Wall Street Journal in 2024, is a 3-mile drive south.

Regional favorites along York Road
York Road serves as the de facto Main Street of the city. “There’s plenty of great restaurants and shopping on York Road,” Mooney says. “What they say is, if you can’t find what you’re looking for on York Road, then they probably haven’t started selling it yet.” Grocery stores, big-box retailers and local restaurants like Hightopps Backstage Grille fill the shopping centers around this road, which also connects the community with the two nearest malls. Towson Town Center to the south houses over 150 stores and restaurants, and Hunt Valley Town Centre to the north is home to over 50.

Just a few miles from the scenic Loch Raven Reservoir
The Loch Raven Reservoir Park frames Timonium’s eastern flank. “The edge of that Loch Raven watershed is great for natural recreation,” Mooney says. “When you drive over that Dulaney Valley Road bridge, there are always people standing on it fishing from the reservoir, no matter the weather or time of year.” Visitors can also explore more than 50 miles of trails or rent boats to cruise through the water. Golfers can head to Pine Ridge, which overlooks the reservoir, to play the public 18-hole course.
