A town with a bit of everything
Just 16 miles up Interstate 75 from Dayton, Tipp City is a town that really might have a little bit of everything. “Tipp City is neat because of how different certain parts can be,” says Miranda Biedenharn, who has been selling real estate in the Dayton area for 15 years. “Near 75 and the cool downtown area, there is a lot in a small space, but outside of town, it feels suburban and almost rural.” Interstate 75 intersects with Highway 571, making it easy to travel in and out of Tipp City. The downtown area has become a hip and popular destination with a collection of boutique shops and dining options in old hotels and factory buildings, within walking distance to neighborhoods of old Victorian homes. On the outskirts of town, there is a more secluded vibe, with residents enjoying the quiet of a large plot of land.
Old Victorians, ranch-style, and more
There is a great variety of housing styles in Tipp City. Old Victorians are prevalent near Main Street downtown, while large homes on large lots and brick ranch-style builds are more popular further outside the city. Prices vary as much as styles, as smaller ranch-style homes begin around $170,000, while larger five-bedroom builds are in the $750,000 ballpark. “These are often step-up homes for people who want to be near Dayton but are looking for something more permanent,” says Biedenharn. Near Main Street, homes are close together and require on-street parking, but the private yards and paved sidewalks provide the option for having a dog. Further south, homes sit on large lots of land situated on quiet, winding streets that often end in cul-de-sacs. The houses feature large yards and private driveways with multi-car garages.

Main Street has great shopping and restaurants
Downtown Tipp City features a variety of unique dining options. Locals head to Coldwater Café, an upscale restaurant housed in a former bank building for special occasions. The white tablecloth and fireplace pair perfectly with signature dishes like Scottish salmon and carrot cake. For something more lowkey, Tipp City Pizza is a great place to grab a slice and a drink. Diners can catch a game on one of the many TVs or get in on the action and have a go on the duckpin bowling lanes in the back of the house. Harrison’s serves up American classics, while the exposed brick and high-top tables provide a hip vibe, and Chaffee’s Brewhouse is a quiet and sleek spot to grab a craft beer.
Locals don’t need to venture far for excellent shopping. “The downtown area has a really cute section of boutique shops along Main Street that are all locally owned and have tons of character,” says Biedenharn. The Hotel Gallery is one example. Located in the lobby of the old City Hotel, the gallery is a boutique selling everything from pottery to candles to hip clothing. For more retail shopping, Troy Towne Center is just a few miles north on I-75. Tipp City is home to a Kroger, making it easy to stock up on groceries for the coming week.

Troy City Schools earn top marks
Kids enter in the Troy City School District, which is considered one of the best in Ohio. The first stop is Concord Elementary School before Tippecanoe Middle School. Both schools receive an A-minus rating from Niche. Tippecanoe High also has an A-minus rating and was ranked by Niche as being in the top 10% of all schools in Ohio for athletics and college prep. The Tippecanoe boy’s soccer team took home the 2023 state championship.
Tipp City is home to the Tippecanoe Red Devils.
Broadway Elementary School in Tipp City is a highly rated school according to Niche.
Nevin Coppock Elementary School in Tipp City, Ohio teaches students in grades K-1.

Play at Kyle Field and City Park
Tipp City is home to several parks and other recreational activities, perfect for a community that likes to stay active. Kyle Park hosts a good team of youth sporting events at the facility’s 12 baseball diamonds and eight multi-purpose fields. In addition, the park houses walking trails and playground equipment. Even Fido can play at Kyle Park in the off-leash dog area. City Park has plenty of green space for picnics as well as a fitness trail. Tennis fans can serve it up at the Schroeder Tennis Center, which houses dozens of indoor and outdoor courts.
Residents of Tipp City spend time riding bikes on the trails throughout the city.
Kyle Park is the newest park to Tipp City and has about 280 acres.

Close proximity to Interstate 75
There is not a lot of public transportation options in the area and most residents drive. The proximity to Interstate 75 and Highway 571 makes it easy to get to neighboring towns, as well as larger cities like Dayton and Columbus.
