Land Bank opportunities drawing homebuyers in
Tucked away from downtown traffic, Roosevelt streets are lined with duplexes, two-story Craftsman homes and foursquare Dutch Colonials. Many houses perch on slightly elevated lots with roomy front or back yards. Lucas County Land Bank, a nonprofit that rehabilitates vacant and abandoned properties into habitable homes across Toledo, owns multiple properties in the neighborhood, among other banks. "I sell a lot of homes for them, and what they are doing is revitalizing the area," says John Doncouse, a Coldwell Banker Haynes agent who has also worked with Lucas County Land Bank for over a decade. Though there's a high level of investment in the neighborhood, the land bank prioritizes buyers looking to live in Roosevelt themselves through its Homeownership Advantage program. "They prefer homeowners. They just believe that will make the neighborhoods better," Doncouse says. Their properties are sold at low prices, between $6,000 and $15,000, and buyers are responsible for making significant repairs to certain aspects of the home. Homes that require little to no renovation sell between $40,000 and $90,000. Children can attend Robinson Elementary School from prekindergarten through eighth grade, which receives a C-minus from Niche. Students can move on to Jesup W. Scott High School for grades nine through 12, which earns a C. Scott High participates in the Toledo Public School Career Connect Expo, which introduces students to in-demand careers and local employers. The B-rated University of Toledo is roughly 2-1/2 miles west of Roosevelt, making the neighborhood a convenient option for those living off campus. Residents can enjoy the outdoors at Smith Park. Friendly pickup games are always happening on the basketball and tennis courts, and the Roosevelt Pool cools off locals during Toledo summers. There's also Mott Branch Library, named in honor of Anna Mott, an abolitionist, activist and Toledo local. The Toledo Urban Volleyball Association (TUVA) has a strong presence within the community. "We focus on making volleyball affordable and accessible to underserved and underrepresented youth, particularly center-city youth, boys and girls of color," shares Zahra Collins, director at UrbanVolley 419, TUVA's club entity. "We're helping bridge the gap between them and their peers in the suburbs who have more access to private training. We're getting them in early and getting them to love the sport, so when they reach high school, they're on par and have the same opportunities." The nonprofit supplements the cost of training through grants and scholarships and works in partnership with many organizations, including the Frederick Douglass Community Association. UrbanVolley 419 offers regular programming like skill lessons and team training, as well as clinics, camps and workshops. Collins says the central location of the association is vital, as most volleyball clubs are at least 20 minutes from the downtown area. Roosevelt has a little in the way of shopping and dining. A few fast food spots line Monroe Street, but most people will head downtown for more extensive retail, restaurant and entertainment offerings. Toledo staples like The Huntington Center and Fifth Third Field are 2 miles away, while the Toledo Museum of Art is just on the other side of Interstate 75. Closer to home, Comboz is an area favorite, offering hard-to-find comfort food delicacies like fried chicken gizzards. For groceries, residents can cross Dorr Street to visit Family Food Center.
Getting to the city center and beyond
Roosevelt is just east of Toledo's city center; historic Dorr Street and Monroe Street are straight 2-mile shots into downtown. To get around to the outer city, Highway 24 and Interstate 75 run right through Roosevelt. Many people also take advantage of the Toledo Area Regional Transit Authority (TARTA) bus system, which has stops around the neighborhood's perimeter. For long-distance travel, the area is 15 miles from Eugene F. Kranz Toledo Express Airport.The annual African American Festival
The African American Festival and Parade marches each summer along Dorr Street through Roosevelt to downtown. The festival is one of the most prominent events in the city, and the parade is followed by a celebration in nearby Nelson Grace Park with local vendors, food, entertainment and health education.Crime
