The sandy Atlantic beaches here belong to several community associations, and membership is determined by where homeowners live. “It’s set up to be private for the residents,” Bosak says. “Part of that is because there's no real parking here.” Some of the associations have community amenities, including playgrounds, tennis courts and yacht clubs that have events and competitive sailing. Boaters can explore and fish Barnegat Bay, then store their vessels at Chadwick Island Marina. The Seaside Heights Boardwalk is about 3 miles south and includes an amusement park, a water park and miniature golf. Seaside Heights also has regular events, including movie nights on the beach, concerts and weekly fireworks from July through August.A variety of beach cottages, some on leased land
Most homes here are single-story cottages that sit close together on sandy, unpaved roads, with limited outdoor space that includes patios, balconies and parking spaces. Waterfront homes on the bay have private docks for tying up boats, and most houses are within walking distance of Atlantic Ocean beaches. Many homes are on leased land, where homeowners have additional monthly payments and might have different insurance requirements. Cottages on leased land are typically around 500 square feet and can cost between $400,000 and $720,000. Cottages under around 1,500 square feet on owned land range from $720,000 to $1.2 million, while larger homes range from around $1.4 million to $5.2 million. Townhouses and condos range from $750,000 to $1 million, plus monthly homeowners association fees between $200 and $500. There are a few restaurants and beachy clothing shops along state Route 35. Blue Sushi offers a variety of Japanese cuisine and has outdoor seating. Donuts Plus has served cake and yeast donuts here since 1985. “Lavallette has more of a downtown vibe,” Bosak says. Lavallette’s commercial core has roughly four blocks of restaurants, boutiques and a Rite Aid. The Crab’s Claw Inn is one of Lavallette’s most popular restaurants, and it’s also one of the few in the area that’s open year-round. The restaurant is known for its seafood and 99-beer menu. Big Ed’s Produce has locally grown vegetables during the summer, and an Acme grocery store is close by. More grocery stores are on the mainland, including a ShopRite 8 miles away in Toms River.Driving, biking and walking along Route 35
State Route 35 is Dover Beaches North’s main thoroughfare and sees a lot of traffic during the summer tourist season. The road is split in two with a residential block in between; the two northbound lanes are closest to the ocean, while the southbound ones are on the bay side. Both segments of the road have bike lanes and sidewalks. “When there’s a lot of traffic, people will hop on bikes or walk to restaurants,” Bosak says, adding that some also use golf carts to get around. Bridges to the mainland are in Seaside Heights and Mantoloking, which are both within 4 miles. Nearby houses of worship include St. Pio of Pietrelcina and Union Church of Lavallette. Hackensack Meridian Health’s Ocean University Medical Center is about 11 miles away. Atlantic City International Airport is 60 miles away, and Newark Liberty International Airport is a 63-mile trip.Kids attend schools on the mainland
Kids here must travel to the mainland for school. They can start at East Dover Elementary, which earns a C-plus from Niche, and then go to the B-minus-rated Toms River Intermediate East. At the B-plus-rated Toms River High School East, students can receive tutoring on any writing assignment at the Writing Center. Students can also earn community service hours by volunteering as peer writing tutors.At risk for flooding and hurricanes
Most of Dover Beaches North is in a Special Flood Hazard Area, which is a FEMA-designated zone of high flood risk where homeowners might have to buy flood insurance. The area is also at risk for hurricanes. “Your elevation really matters because this area was ground zero for Superstorm Sandy,” Bosak says. “Just north of us in Mantoloking, the ocean broke through the barrier island and flooded the bay. The bay side tends to flood a lot more than the ocean side, even in a rainstorm.”
