Family-orientated, quiet neighborhood with proximity to Buffalo
With its namesake park that serves as the neighborhood’s gathering spot, Lincoln Park offers a pocket of peace in the city of Tonawanda. “It’s a nice, quiet neighborhood,” says Lynne Logan, a licensed associate real estate broker with Howard Hanna, who has been selling homes in the area for over 20 years. “It’s very suburban. You’ll find a lot of families there. It doesn’t have a city feel where there are lots of young people looking for nightlife.”
While residents enjoy the serenity here, they also appreciate that they’re close to major attractions and entertainment hubs such as Niagara Falls and the city of Buffalo. Niagara Falls is about 15 miles away via Interstate-190 North and Buffalo can be reached in less than 10 miles by way of NY-33 West. “Buffalo is known for its mom-and-pop restaurants and good food,” Logan says. “And of course, we’ve got the Buffalo Bills."
1950s and 60s Colonial Revival and ranch-style homes
Those looking to move to Lincoln Park will primarily find homes built in the 1950s and 60s. Dominant styles include Colonial Revivals and brick and clapboard ranch homes. Properties typically rest along rows of sidewalk-lined streets with compact lots that are shadowed by mature maple and elm trees that are common to the area.
The median sale price hovers around $215,000. A cozy three-bedroom, 1,000-square-foot cottage could be found for $150,000, while a more spacious three-bedroom, 1,700-square-foot home costs around $325,000. “We have a shortage of real estate here. Things are still selling within a week,” Logan says. “On average, homes are selling for 8 percent more than asking price.”

Saigon Bangkok, on Niagara Falls Boulevard, is known by locals as the go-to spot for curry and pho, but one regular says it really doesn’t matter what you order because everything is great there.

Public school students may attend Ben Franklin Elementary, Ben Franklin Middle and Kenmore East Senior High. The schools score Niche grades of B-minus, B and B-plus, respectively. Home of the Bulldogs, the high school offers a wide array of athletic teams, including ice hockey, bowling and rifle.

Outdoor fun awaits at the neighborhood’s namesake, Lincoln Park, on Decatur Road. The 31-acre park offers tennis courts, a disc golf course and rocking horses sprinkled throughout the park for kids or kids at heart to ride.
