The rolling hills of the neighborhood offer views of Torrance. Tall palms and mature trees shade sidewalks and manicured lawns. “The neighborhood has a very clean, organized look,” says Judy Cunningham, Torrance resident and Realtor at Realty ONE Group United. “It’s a desirable area because it’s close to the ocean. You can’t see the ocean, but Hillside has great views.” The winding streets are populated by a mix of Modern Traditional homes, many of which include Spanish motifs like stucco siding or tile roofs, or go for a more contemporary look with clean lines and oversized windows. “It’s a secluded neighborhood,” says Melinda Brock, Torrance native and real estate associate at RE/MAX Execs. “And there are a lot of properties with great views, especially around the edges of the neighborhood. It gives the place a nice sense of scale.” Properties are generously spaced apart, with yards big enough for pools or to host get-togethers. Prices start at $1.3 million but can exceed $6 million.
Hillside encompasses the Skyline 55+ community. This micro-neighborhood is populated by manufactured homes ranging in price from $100,000 to $350,000. In addition to mortgages, residents are responsible for lot rental fees, which cover community amenities like a pool, hot tub, and clubhouse.

Kids attend a California Gold Ribbon School
“The neighborhood is known for its great schools,” says Cunningham. The highly-rated Torrance Unified School District serves the neighborhood. Kids can begin school at Walteria Elementary School and can advance to Edward J. Richardson Middle School, both of which earned an A from Niche. The neighborhood is assigned to South High School, which earned an A from Niche and has previously been distinguished as a California Gold Ribbon School.

Alta Loma Park and the South Coast Botanic Garden
When residents want to get outside, they can visit the neighborhood’s park. At Alta Loma Park, visitors can play on the playground or on the basketball half-court. If locals are in the mood for a longer hike, they can take advantage of all the greenspaces in neighboring Rolling Hills and the world-class coastline. “Spending time outside is a big part of life for Hillside residents,” according to Brock. “There’s the South Coast Botanic Garden, or you can go for a hike in the hills — plus the beaches and sea cliffs are only a few minutes away, and they’re flat-out gorgeous.” And while the lawns of Hillside aren’t big enough to accommodate horses as in neighboring Rolling Hills, several equestrian centers are nearby. South Bay Tennis Center, a private tennis and pickleball facility, also operates in the neighborhood.

Rolling Hills Plaza shops and restaurants
“People like Hillside because it’s close to everything,” says Cunningham. “It’s very close to shopping and restaurants. People like the convenience.” A Ralphs sits across the neighborhood on the other side of Crenshaw Boulevard. More options are found at Rolling Hills Plaza, on the neighborhood's eastern side, on the other side of the highway. Visitors can shop for essentials at Smart and Final or Trader Joe’s or browse more specialty stores like Modern Jewlers and Sephora. The dining options span local favorites like Yamaya Japanese Wagyu and Grill and Nice China Cafe to popular chains like Lunasia Dim Sum and Wienerschnitzel.

Pacific Coast Highway access
“It’s hilly, but it’s very walkable,” says Cunningham. “It’s easy to get around.” Sidewalks provide a path for residents who want to walk to nearby shopping and dining or a neighborhood park. Some locals enjoy hiking or biking to the closest beach, Rat Beach, five miles west of the neighborhood. Hillside doesn’t get much traffic, as Crenshaw Boulevard is the only way in and out of the neighborhood. The Pacific Coast Highway also runs parallel to the neighborhood. The highway provides another path to the west to the beach or north to central Torrance. Locals take this highway to the nearest commercial airport in Los Angeles, 15 miles north of Hillside.

Metro buses along Crenshaw Boulevard provide convenient transit options for Hillside residents.
