With the waves of the Pacific Ocean crashing just minutes from residents' doors, West Torrance beckons homebuyers looking for proximity to the shore. "It's a straight shot to Redondo Beach," says Erika Edwards, a local Realtor with COMPASS, continuing to explain that the neighborhood seems to exude a sense of suburban ease, even when living within the city. "What I really love is that it's close to everything," says Edwards. "There's shopping, entertainment, good restaurants; everything that you need is right here." In addition to Redondo Beach just a mile to the west, West Torrance is home to public amenities like parks, highly-rated schools and the Torrance Art Museum. Del Amo Fashion Center is also in the neighborhood, so residents can find almost any store or food they want without leaving the area. With a classic Southern Californian mix of surf, shopping and great schools all set within L.A.'s eclectic South Bay area, it isn't hard to see why West Torrance is such an in-demand place.

West Torrance homes close to the coast

Homes in West Torrance rest along wide, gently sloping streets adorned by an array of ornamental trees, plantings and tall palms. Closely spaced along quarter-acre lots, most properties date back to the 1950s and '60s and offer between 1,100 and 3,000 square feet. Styles range from cottages and ramblers built with brick and stucco to Spanish Revival and even modern homes. "Many homeowners here have added their own unique designs and customizations, so each home here really is bespoke," Edwards says. Beyond carefully curated outdoor spaces, the neighborhood is full of colorful paint jobs, extra-large windows and renovated interiors that keep its homes looking up-to-date and well cared for. Most single-family options sell from about $1.1 to $1.8 million, with prices rising the closer homes are to the coast. Those looking for smaller options can also find condos and townhouses selling from about $800,000 to $1.3 million. West Torrance is also known for being relatively safe, with a CAP Index crime score of 4 out of 10.

Torrance Unified schools close to home

Families flock to Torrance because its school district, Torrance Unified School District, is regarded as one of the best in the greater L.A. area, with almost all its schools being rated above average on GreatSchools. Located right in the middle of the neighborhood, Victor Elementary has an A grade from Niche, as does Bert M. Lynn Middle, which is listed as one of the top 300 public middle schools in California according to Niche. A winner of numerous state and national awards, West High School is also right in the neighborhood and receives an A+ from Niche. Niche also rates West High among the country's top 500 public high schools, with the majority of its faculty possessing a master's degree. For a private option, St. James Catholic School is also right in the neighborhood, serving students in kindergarten through eighth grade.

Heading outdoors in the South Bay

"Torrance is known for its parks," says John Briscoe, a Realtor with RE/MAX Estate Properties who also lives in the area. "People saw that they needed to preserve their green space back in the day and now there are tons of small pocket parks where people like to walk their dogs and get out." Delthorne Park is one example of this, with a half-mile-long fitness course and 9 grassy acres of trees, brooks and bridges to explore. The playground also has a sandy surface, so kids don't have to worry about falling and getting hurt. For more of a wilderness vibe, the nearby Madrona Marsh Preserve is a tranquil wetland sanctuary in the heart of the city. The winding boardwalks take residents along a quiet habitat of songbirds and butterflies — they may even glimpse a Palos Verdes blue, a rare subspecies with a range limited to Torrance and the Palos Verdes Peninsula. The Pacific Ocean is also just a mile to the west, so most residents quickly become regulars at Redondo Beach. Those looking for shallow waters can swim in Redondo's Seaside Lagoon or hop in a small vessel and paddle out from the self-launch pier. Just up the coast a few miles, Hermosa Beach offers the classic sand lounging and beach volleyball experience.

Diverse shopping and dining along Hawthorne Boulevard

After a day on the shore, inland Torrance beckons with a wide array of options for shopping and dining. Del Amo Fashion Center is the sixth-largest mall in the country and is located just east of the neighborhood along Hawthorne Boulevard. Visitors can catch a show at Cinemark movie theater, explore trendy clothing stores like Nordstrom or dine on New American cuisine like lobster gnocchi and handmade pizza at Bazille. "I like how diverse the shopping around here is; you can find food from any culture within just a few miles," Briscoe says. One highlight of the mall is the well-reviewed shop Din Tai Fung, where mallgoers can enjoy authentic Taiwanese soup dumplings. Another is Mezontle, a Mexican Grill serving dishes like enchiladas and baja fish tacos. Mitsuwa Marketplace, a Japanese grocer, has its own food court and housewares section alongside produce and other groceries. For more options, Torrance Promenade and South Bay Galleria are both located farther north along Hawthorne Boulevard with a selection of big-box stores and chain retailers like Marshalls and Victoria's Secret.

Cultural events off Madrona Avenue

Located right on Madrona Avenue, the Torrance Cultural Arts Center is the area's hub for music, culture and theater. The facility has meeting rooms, a full theater and a Japanese garden for hosting events. Community members can sign up for art classes, buy tickets to see the Torrance Theatre Company perform or attend the free Torrance Summer Nights concert series on Saturday evenings. Right next door, the Torrance Art Museum is also free to the public and has two different galleries open at any time. The museum focuses on contemporary art and features local artists from across Southern California.

Getting around West Torrance

In addition to being close to the water, West Torrance's location is also convenient for those choosing to commute or get to various destinations in the L.A. area. State Route 107 runs right through the neighborhood, and other major routes like Interstate 405 and State Route 1 also pass nearby, so residents don't have to go out of their way to get on the highway. Downtown L.A. is just 20 miles from West Torrance along Interstate 110, but commuting takes about an hour depending on traffic. Those not driving can also find public bus routes circulating throughout the area, with stops on all the neighborhood's major streets. When traveling out of state, residents can head about 10 miles north on Interstate 405 to get to Los Angeles International Airport. The closest hospital, Torrance Memorial Medical Center, is just 3 miles southeast along Lomita Boulevard. Torrance Memorial ranks as the 43rd-best hospital in the nation and the 10th-best in California.
