Collection of subdivisions between wilderness and urbanity
Several subdivisions make up the Beaver Creek neighborhood of Troutdale, where homes typical of the second half of the 20th century surround neighborhood parks. Glenn Otto Community Park covers the eastern side of the neighborhood, where deer, elk, osprey and even mountain lions roam an evergreen forest that echoes with the rush of the Sandy River. “It’s pretty treacherous. It has a pretty strong current,” says Jessie Jones, a broker with John L. Scott Sandy. “It has really good fishing for salmon and steelhead.” Rugged wilderness is just beyond backyards for some residents.

The Glenn Otto Community Park and its stretch of the Sandy River are among the most visited green spaces in Troutdale. More than 6 acres of evergreen forest part to reveal a sandy beach along the riverbank, which fills with people sunbathing, floating and stand-up paddleboarding during the summer months. The park’s playground and picnic areas host family gatherings, while ice cream from the Sugarpine Drive-In is a welcome relief from the summer heat.
Smaller community parks are tucked away in their respective subdivisions, obscured from view by surrounding homes. A tennis court, a half-court basketball court, a playground and a swing set fill Weedin Park, which connects to Robins Way Trail. Weaving through blackberry bushes, alders and maple trees, the trail leads to the Harlow House, its starting point near downtown.

Sweet treats at the historic Sugarpine Drive-In
Sugarpine Drive-In—with its convenient location in Glenn Otto Community Park, at the entrance to the Columbia River Gorge—had its start as a gas station in the 1920s before becoming a tackle shop, and later, a drive-thru. Stand-out menu items include its waffle grilled cheese sandwich and frozen desserts like the Larch Mountain sundae, a vanilla and chocolate swirl piled with toppings. “It’s really small, but they are always really busy,” says Jones. “Every time I've had a listing there, I’ve promoted it.”
Downtown Troutdale also has a wide variety of dining options. Bandit’s Bar and Grill, a country-style western bar that specializes in smoked meats and barbecue, is often a local recommendation. Its unique appetizer menu includes gizzards and deep-fried pickles, which are enjoyed in a wood-paneled interior, decorated with mounted antlers, animal skulls, rifles and cowboy hats. For groceries, a Safeway is less than 2 miles away.

New traditional Craftsman homes on Beaver Creek Lane
A mix of older homes and newer constructions make up Beaver Creek’s subdivisions, though homes stay within a narrow price range. Ranch-style homes and split-level houses built throughout the 1970s start at about $400,000 and go up to $525,000, with larger, split-level builds on the upper end of the pricing spectrum. Modest vinyl bungalows—mostly built in the 1990s, though some as early as the 1970s—cost between $440,000 and $500,000.
Homes largely concentrated on the semi-circle that the northern portion of Beaver Creek Lane forms fetch between $500,000 and $590,000. Subdivisions consist of new traditional homes constructed throughout the 1990s with two levels, tuck-under garages and Craftsman details that hearken back to earlier days. Homes with more privacy are found on the more rural, eastern side of the Sandy River.

Collegiate-level courses at Reynolds High School
Some of Beaver Creek’s youngest residents start their educations at Troutdale Elementary School, which receives a C-plus grade from Niche. They may then continue at Walt More Middle School before earning their secondary diplomas at Reynolds High School, with both schools receiving C grades. The high school offers collegiate-level courses through the Advanced Placement curriculum and its partnerships with both Mount Hood Community College and Portland State University. It has also partnered with the Center for Advanced Learning, a charter school, to offer career and technical education programs in apparel design, entrepreneurship, digital media, engineering and manufacturing.

Between Portland and the Columbia River Gorge
Troutdale Road runs along the western region of the neighborhood until it becomes Buxton Road and connects to downtown. Two TriMet bus lines stop along the thoroughfare, traveling toward downtown Troutdale and Gresham, in the south. North of downtown Troutdale, Interstate 84 runs west to downtown Portland, which is less than 20 miles, or about 30 minutes away, depending on traffic conditions. To reach the scenic hikes and misty waterfalls of the Columbia River Gorge, drivers can follow the Historic Columbia River Highway east.
