Winter sports and big adventure in the mountains of Joerger Ranch

Joerger Ranch is a wonderland for winter sports and the great outdoors in Truckee, a town in the Sierra Nevada Mountains that serves as a gateway to Lake Tahoe. This Northern California community has a vibrant downtown area, which is home to craft breweries and summertime festivals, though its snow-capped mountains and icy blue lakes are what draw people to Joerger Ranch. "We have outdoor access, natural beauty and a small community. Most people say, 'I came here for a winter, and I never left,'" says Stephanie Fillinger referencing the Truckee area. Fillinger is a broker at Engel & Volkers, who has lived in the area for over 30 years. "We have world-class ski resorts, beautiful lakes, hiking and river rafting. You can do any outdoor sport you want, from wake surfing to fly fishing. There are endless possibilities."

Lake Tahoe and trails through the alpine skiing mountains

The Truckee River has whitewater rapids that flow into Donner Lake and Lake Tahoe. The Donner Memorial State Park offers access to hiking trails, campgrounds and a museum featuring regional artifacts. Residential cabins surround Donner Lake, a popular spot for swimming and paddleboarding, located just west of town, which is also home to West End Beach. The Northstar California Resort features more than 100 skiing and snowboarding trails. It also has amenities such as an ice-skating rink, a public 18-hole golf course and heated swimming pools. The Truckee River Regional Park sits near Joerger Ranch, with playground facilities. Its outdoor amphitheater hosts a Music in the Park concert series on Wednesday evenings during the summer. About 15 miles south, Lake Tahoe is a household name in California because of its clear, blue water, which is over 2 million years old. With scenic vistas and bike trails, it has plenty of bays and a healthy population of trout.

Pine-covered hills with million-dollar cabins above the river

In the hills overlooking the river, 21st-century homes rest on lots with pine needles below towering evergreen trees. The area's architectural styles include Craftsman and cabin-style homes. The median year of home construction is 2000. Houses rarely go on the market, and the neighborhood's average estimated property value is $1 million. The area receives over 150 inches of annual snowfall. Some properties may be at risk of flooding due to snowmelt on the banks of the Truckee River. Additionally, because of the dry forests and human-maintained campgrounds, wildfires can cause air quality issues, which are common across much of inland California.
