The Arkansas River flows alongside College Park, a neighborhood about 15 miles south of downtown Tulsa. Despite its name, the nearest college is several miles away. However, younger students in the neighborhood benefit from the district's highly rated schools. “The number one thing about that neighborhood is that you’re in the Jenks Public Schools district, and the elementary and intermediate schools are right off 91st Street,” says Stephen Hester, real estate agent with Coldwell Banker Select and host of "Stephen Talks Oklahoma" on YouTube. The Creek Turnpike, one of Tulsa’s major highways, leads across the river to the popular Jenks suburb, and residents have access to riverside trails. “The second-best thing about College Park is that you’re right where the River Parks Trail transitions to Creek Turnpike Trail,” Hester says.

Condos and contemporary homes packed closely together on small lots

Apartment complexes and condo developments make up over half of the property blend, and nearly three-quarters of residents are renters. Most single-family homes are closely packed on lots measuring under a quarter of an acre. “It’s an adorable neighborhood, but it’s very close-feeling,” says Pamela Nichols, a broker associate with Re/Max Results who has over 22 years of experience in Tulsa. “In some places, you have to back out into someone else’s driveway to leave your house.” Built-in garages and short paved driveways are common, and some areas include paved sidewalks suitable for dog walking or daily strolls. Buyers can expect to pay $170,000 to $200,000 for a two-bedroom condo and $300,000 to $400,000 for a small contemporary or patio home. Larger custom builds typically sell for $500,00 to $800,000. Luxury homes in gated communities like Riverview Park Estates and Sycamore Hill can fetch $800,000 to $1.2 million. A few properties might be at risk of flooding, especially those close to the river south of the Creek Turnpike.

Multiuse trails follow the river and run through the neighborhood

The multiuse Creek Turnpike Trail follows the river’s path before cutting east through the neighborhood. Since the River Parks Trail spans about 26 miles, it’s ideal for distance running and cycling. Philcrest Hills Tennis & Pickleball Club features indoor and outdoor courts, a pro shop, a pool and a bar and lounge. The Oklahoma Aquarium, home to sharks, stingrays and thousands of other aquatic species, is across the river in Jenks.

Highly rated schools in the Jenks Public Schools district

The schools that most students attend are either in the neighborhood or within a short drive. Jenks East Elementary School receives a Niche grade of A-minus, while Jenks East Intermediate is rated A. Grades 7 and 8 are spent at Jenks Middle School, rated A-minus, then it’s on to the A-rated Jenks High School. The high school won two top prizes in the Oklahoma Future Farmers of America (FFA) Interscholastic Competition in May 2025.

Arts and crafts on display at Brush Creek Bazaar in October

October’s Brush Creek Bazaar, an outdoor arts and crafts festival, invites artists to showcase their visual art installations, wood sculptures and handmade jewelry. Local musicians provide the soundtrack, and food trucks supply everything from savory street nibbles to artisanal desserts. Proceeds benefit Teen Challenge of Oklahoma, a recovery program for struggling youth.

Creek Turnpike is the primary traffic artery

The Creek Turnpike, also known as State Highway 364, is the neighborhood’s primary traffic artery. Following the turnpike west across the river will lead into Jenks, where commuters can connect to U.S. Route 75 for the 15-mile drive to downtown Tulsa or the 18-mile ride to Tulsa International Airport. MetroLink Tulsa offers several bus routes that connect to Jenks and the downtown area. Heading east, the turnpike leads to Tulsa Community College’s Southeast Campus, about 7 miles away. Charging stations for EVs can be found at Kings Landing shopping center on Riverside Parkway. Medical services are available at Hillcrest Hospital South and Saint Francis Hospital South, both about 6 miles away.

Shopping centers, chain retailers and restaurants line Riverside Parkway. Walmart Neighborhood Market is a convenient grocery spot, and The Home Depot is right up the road. A short distance away at Kings Landing shopping center, restaurants like Maguro Sushi, Redrock Canyon Grill and Napa Flats Wood-Fired Kitchen satisfy a variety of cravings. The neighborhood is also home to Braum’s Ice Cream & Dairy Store, a beloved local chain. Residents also have easy access to Tulsa Premium Outlets, a shopping mall featuring over 75 stores and a children’s play area. The mall, located across the river in Jenks, opened its doors in August 2024.
