Just northeast of the University of Tulsa, Sequoyah represents a midway point between the buzzing downtown districts and the Tulsa International Airport. “At one point in time, this was a very affluent area,” says Callie Kennedy, general manager at Rose Hill Cemetery. “But Tulsa grew to the south, not the north.” While there’s a definite downside to this transition, it means that Sequoyah could be an excellent place to purchase a starter home, fixer-upper or investment property. In addition, easy access to Interstate 244 makes the urban neighborhood convenient for commuters.

Bungalows that won’t break the bank
The houses in Sequoyah are more budget-friendly than in some surrounding neighborhoods. Buyers can expect to spend between $100,000 and $200,000 for a home here. Most of these single-story ranches and bungalows were built in the 1940s. “A lot of people have lived in this neighborhood for a long time and were raised in the community,” Kennedy says. Lots are on the smaller side, with driveways and fenced front yards. Although a few residential streets have paved sidewalks, most don’t, so people walk in the road if they want to get somewhere on foot. Rose Hill Cemetery, a memorial park that’s home to the largest and oldest mausoleum in Tulsa, rests along Sequoyah’s southeastern edge. Because the cemetery is so large, folks who buy in that area can expect quiet neighbors.

Tulsa Transit operates multiple stops in Sequoyah neighborhood.
Taking the Tulsa Transit
Downtown Tulsa is about 5 miles southwest of Sequoyah, a drive that takes about 10 minutes. Tulsa International Airport is about 5 miles northeast, another 10-minute drive from most Sequoyah homes. Commuters to downtown Tulsa can also take advantage of the Tulsa Transit System, which stops along North Harvard Avenue and North Yale Avenue.
A Hale and hearty education
Sequoyah students start at Owen Elementary School, which is right in the neighborhood and gets a C-minus from Niche. Nathan Hale Middle School also receives a C-minus, while Nathan Hale High School gets a C. The middle and high schools are a few miles south of Sequoyah.
Nathan Hale offers student driven clubs, competitive sports teams, and rigorous academics.
Hale Middle School serves students in grades 7th and 8th.

North Yale Avenue lines the eastern edge of Sequoyah and is home to several area businesses. Examples include Brown’s Donuts, a family-owned bakery serving customers since 1993, and Dollar General for groceries and other essentials. Around the corner on East Pine Street is L & T Enterprises Shades Bar & Grill, a no-frills nightspot that hosts a karaoke night every Wednesday and live comedy shows on select Fridays.

Stroll along the Sequoyah Park trail
Sequoyah Park, the neighborhood’s primary green space, covers a swath of land along East Newton Street. The dog-friendly grounds include picnic tables, barbecue grills, a playground and a walking trail. There are a couple of bus stops within walking distance of the park to make it more accessible. Also nearby is Lantz Park, which has a baseball field and a play structure for younger kids. However, Kennedy warns that Sequoyah has a large homeless population, which significantly affects the area’s parks.

Nonni's is a food processing company in the industrial section of Sequoyah.
Next to Nonni’s
Economic downturn has transformed Sequoyah into a locked-door neighborhood. But Nonni’s Foods, a commercial bakery specializing in cookies and biscotti, operates a production facility on East Pine Street. Buyers looking at homes in Sequoyah should know that the facility might amplify traffic and overall noise. On the other hand, the location could be a plus for potential residents with jobs lined up at Nonni’s.
