Residential streets with a story to tell
Only a few blocks separate Swan Lake from downtown Tulsa, a residential neighborhood underscored by a colorful local history. Orcutt Amusement Park was the area’s main draw from 1909 until 1917, when the new owner donated the eponymous lake to the city of Tulsa and rebranded the area as a residential neighborhood. Today, the streets are renowned for their walkability and access to Woodward Park and nearby Utica Square. “It’s in the historic district, and it's walkable to some high-class shopping,” says Maureen Kile, Team Leader and Realtor with Coldwell Banker Select. Swan Lake has been on the National Register of Historic Places since 1998, lending even more cachet to this Oklahoma enclave.

Brick bungalows and multi-family units
Since the neighborhood’s residential roots stretch back to the 1920s, it’s unsurprising that many homes date to that period. “It’s an elite area. The old oil mansions are very close by,” Kile says. Single-story brick bungalows and craftsman-style houses are prevalent, with some Tudor-inspired construction taking over in the southern section near Woodward Park. There are also several multi-family apartment buildings and duplexes in the area. Prices range from $250,000 for a two-bedroom cottage to $650,000 for an updated 6-bedroom Craftsman-style home. As a rule, lot sizes measure under a quarter acre, so this isn’t the best neighborhood for buyers who need a lot of yard space. Most properties include driveways, but it’s still common to see cars parked along the streets. Paved sidewalks and abundant tree cover contribute to the neighborhood’s walkability.

Creole cuisine and craft cocktails on Cherry Street
Cherry Street, a Northern Midtown dining destination, cuts an east-to-west path across Swan Lake. This is where residents go for fried alligator tail and Prohibition-era sips at Nola’s Creole & Cocktails, refreshing pints of Guinness at Kilkenny’s Irish Pub, or café au lait from the Coffee House on Cherry Street. The menu at Roosevelt’s gastropub features everything from creative burgers and salads to confit dug legs and handmade agnolotti. Plenty of boutiques and other small specialty stores are lined up along this stretch of 15th Street. Grassroots Larder stocks locally sourced groceries and tempting treats, and a Reasor’s grocery store is right down the road.
Making the grade at Edison Preparatory School
Most Swan Lake students attend Council Oak Elementary and Edison Preparatory School, both of which get a B from Niche. Walking to the elementary school from the neighborhood is possible, but Edison is a 10-minute drive away. It takes slightly longer to drive to Thomas Edison Preparatory High School, which gets an A-minus. Swan Lake is also the home of Marquette Catholic School, a private K through 8 learning institution.
Edison Preparatory serves sixth through 12th grade.

Wandering through Woodward Park
Swan Lake residents can easily walk to Woodward Park and Gardens on South Peoria Avenue. The park sprawls across 45 acres and features herb and rose gardens, statues and monuments, rockeries replete with lily pools and fairy circles, an arboretum, and a Victorian conservatory. The scenic park often serves as the backdrop for senior pictures and wedding photos. Meanwhile, Swan Lake Park attracts various local waterfowl species, making it a beacon for birdwatchers.

Utica Square and the Tulsa State Fair
Since Swan Lake is so close to downtown Tulsa, people who live there can take advantage of the happenings on the other side of the Inner Dispersal Loop. It’s also a short drive from Expo Square, which hosts the Tulsa State Fair every year on the fourth Thursday after Labor Day. Residents can walk to the tree-lighting ceremony at Lights on Utica Square on Thanksgiving to kick off the holiday season. Utica Square also hosts free live music on Thursdays in the summer, among other events. “Every Friday night in the summer and spring, there’s something going on in Utica Square,” Kile says. “It’s a pretty amazing place.”

US Route 64 to Swan Lake
It takes 5 minutes to drive into downtown Tulsa from Swan Lake. US Route 64 borders the neighborhood’s northern edge, offering quick access to Interstates 444 and 244. Tulsa International Airport is about 15 minutes away. Most residents drive their own cars, but the Tulsa Transit bus system stops in a few places along South Peoria Avenue.

Ascension St. John Medical Center
Ascension St. John Medical Center is on the corner of South Utica Avenue and East 21st Street in Yorktown, adjacent to Swan Lake. That’s good news for residents who need 24-7 access to health care services and something that all potential buyers should be aware of.
