Besides those two stomping grounds, though, homebuyers will mostly find residential street after residential street. Small, flat lots dominate the area, playing host to scores of bungalows and ranch homes built in the 1930s and ’40s, most of which are remodeled and come with narrow covered front porches, square enclosed backyards and off-road parking like carports. Depending on square footage and features, asking prices range from $100,000 to $200,000, which is slightly higher than neighboring Charles Page’s average but still much lower than most surrounding areas. "Also, the fact that the new Gilcrease Toll has opened makes the properties more desirable since it is quicker to get to the south side of Tulsa," says Kim Cruse, Realtor for Keller Williams Advantage. "The homes I've sold in the area have been for first-time homebuyers."

Neighborhood parks feature disc golf, slides and courts
Those residing along the northern end are more likely to head to Zeigler Park for playtime. Though its playground burned down in September 2022, its swing set, disc golf course, basketball hoops and broad, open field that can be used for everything from playing catch to ultimate frisbee still pulls a crowd from all over northwest Tulsa. In the southwest corner, tiny Penney Park makes up for the lack of Zeigler's play equipment with its two royal-blue slides and whizzy dizzy structures – resembling a smaller merry-go-round – alongside its picnic pavilion and concrete half basketball court.

Charter high school offers college and career prep support
Just a couple of blocks south of Zeigler Park is the neighborhood’s lone school, KIPP Tulsa University Prep School. As its name suggests, this charter serving ninth through 12th graders focuses on ensuring students are ready for post-graduation life, with advisors available onsite to help them navigate both college and career pathways, as well as secure internships. Public-school students here attend Wayman Tisdale Fine Arts Academy in Charles Page before feeding into Central Middle and High School, also with a fine arts emphasis.

Classic burger joint sits just outside the neighborhood
Ziegler doesn’t have any restaurants, but a locally lauded one sits just east in neighboring Bunker Hill-Tower View. Known by many as serving up Tulsa’s best burger, Lot-A-Burger is housed in an unassuming blue shack, but its classic sandwiches and generous portions are known to pack a flavorful punch. Try its simple namesake burger with a choice of fries or tater tots. Residents usually head to Sand Springs for fast-food chains and down-home cooking or to downtown for more upscale cuisine.
