Upper Hanover Township encircles the borough of Pennsburg in Montgomery County, forming a rural framework around the region in southeastern Pennsylvania. Pennsburg anchors the community, with the central artery of Gravel Pike bridging the borough’s suburban character and the countryside of Upper Hanover Township. “Upper Hanover Township is one of those communities that feels tucked away but still connected,” says Nick Smith, a listing agent and team manager for the Cliff Lewis Experience at Coldwell Banker Hearthside Realtors. “People are drawn here because it has that small-town Montgomery County charm with open space, rolling hills and a slower pace, while still being close to major job hubs like Allentown and Philly.” Nearby access to the 3,400-acre Green Lane Park, which offers year-round recreation, is another perk for residents. “Buyers often tell me they like the balance of quiet living with access to parks, lakes, and local shops in nearby Pennsburg and East Greenville,” Smith says.

Single-family homes sit in the southeastern Pennsylvania countryside
Homes in Upper Hanover Township are scattered across the countryside. Architectural styles vary, but include ranch-style homes, colonial-style homes, Cape Cods and some custom builds. The housing stock dates back as far as stone farmhouses more than a century old, but also includes properties built after 2000. Single-family homes specifically range from about $300,000 to around $700,000. Townhouses primarily sit on the fringes of Pennsburg and typically cost between $260,000 and $380,000. “Pricing is pretty approachable compared to some other parts of Montgomery County,” Smith says.

A four-school system within the Upper Perkiomen School District
The Upper Perkiomen School District serves the Upper Hanover Township area and gets a B-minus rating from Niche. Hereford Elementary School enrolls kindergarten through third grade and has a C-plus, while Upper Perkiomen 4th and 5th Grade Center receives a B-minus. Upper Perkiomen Middle School earns a B. Upper Perkiomen High School gets a B-minus and offers extracurriculars like Sports Medicine Club, eSports, a drama club and Reading Olympics.
Upper Perkiomen Middle School serves 790 students in grades 6-8.

Expansive Pennsylvania preserves and community parks
The expansive Green Lane Park sprawls across much of southern Upper Hanover Township. Locals can rent boats or get permits for their own craft to set out on Green Lane Reservoir; while fishing and boating are allowed, visitors cannot swim in the water, though in the winter months the area allows ice skating and ice fishing. Within its over 3,400 acres, the park has 25 miles of trails for hikers, bikers, skiers and horseback riders, and it is also popular for campers. Visitors can engage in environmental education programs, and enjoy playgrounds and picnic areas. The Perkiomen Trail runs for more than 20 miles in southeastern Pennsylvania and ends close to Green Lane Borough. “People also enjoy the Perkiomen Trail for biking and running, which connects through Montgomery County,” Smith says.
In northern Upper Hanover Township, the Mill Hill Preservation Area covers almost 240 acres and allows hunting in season. The public Sweet Water Golf Course has a nine-hole layout. Camelot Park offers a trail, soccer field and two ballfields, and other community parks are located within Pennsburg. “Locals love that you don’t have to drive far to find wide-open spaces, trails, and lakes,” Smith says. “It’s a huge selling point for anyone who values the outdoors.”

Myriad dining options along Gravel Pike
Gravel Pike, also designated as Route 29, bisects Upper Hanover Township and Pennsburg. Many restaurants and stores in the area are on or close to the thoroughfare. On the north side of the community, the Carriage House offers craft drinks and Austrian food in a historic building, while the Palm Tavern has American fare. Fiesta Habanero dishes out Mexican food. The Hometown Creamery serves food along with homemade ice cream.
Pennsburg has more options along and around Gravel Pike as it runs through the borough. Diners can order drinks at Publication Brew Works or Simple Days Beer, or grab comfort food at The Valley Café. Sports fans catch games at Tosco’s Pub & Grill or head to the adjoining Tosco’s Brick-Oven Pizza & Restaurant for Italian fare. “Tosco’s is a go-to for pizza and Italian favorites,” Smith says. “The New Pennsburg Diner is also a spot everyone heads to when you want to relax and have a good meal. The local dining scene gives residents plenty of options without having to leave the area.” Shoppers can go to a Walmart or Weis Markets in Pennsburg.

Locals can commute to Philadelphia or Allentown
Upper Hanover Township and Pennsburg have no public transit and it is a car-dependent community. Interstate 476 is around 5 miles east of Upper Hanover Township. Allentown sits about 20 miles north, while Philadelphia is around 40 miles or more south of Upper Hanover Township. King of Prussia and its expansive mall are about 30 miles south. New York City is about 100 miles east. St. Luke’s Hospital – Upper Bucks Campus sits around 10 miles from the community. “It’s a commuter-friendly area,” Smith says. “A lot of people living here commute to Allentown, Quakertown and Lansdale as well. It’s the kind of spot where you can enjoy country living but still have a manageable drive to work.”
Community events in nearby Pennsburg
East Greenville Community Day celebrates the area and features vendors, live music and games. “East Greenville Community Day is a big hit,” Smith says. “Local holiday parades and summer concerts in the park are all big draws.” New Goshenhoppen United Church of Christ also hosts some events at New Goshenhoppen Park in Pennsburg, including a summer camp, the Strawberry Festival at the start of summer and the Park Picnic and Band Concert on Labor Day weekend.
