Preserved homes and an emerging creative spirit
Nestled along the Napa River, Downtown Vallejo offers turn-of-the-century homes, arts and culture hotspots and locally-owned businesses. Downtown preserves its old homes and historic character while embracing a creative atmosphere; for example, the Alibi Clock, the world’s biggest windup mechanical clock, watches over Georgia Street and Good Day Café. According to the CAP Index, downtown’s crime score is 5 out of 10, higher than the national figure of 4. Some homelessness is apparent, though less so compared to a few years ago. As for the future of downtown Vallejo, the city plans to more fully realize its potential as a thriving arts and entertainment district. A new charter high school has been approved for construction on Georgia Street.
Going out to breakfast and the Empress Theater
Downtown Vallejo is the city's go-to place for cultural outings, small businesses and dining out. Georgia Street has restaurants like Good Day Café, a popular breakfast spot, and the family-owned My Homestyle Café, which offers comfort foods like chicken and waffles. The Second Friday Artwalk begins outside locally-owned Alibi Bookshop, and the historic Empress Theater is a venue for live music and performances. “Go inside the Empress Theater if you can,” says Andrew Urban, Keller Williams Realtor who has lived in Vallejo for the last 25 years. “Next to it is Provisions – the owner, Nicole, has great wishes to make it a draw for community events.” After brunch and cocktails at Provisions, folks can explore the Vallejo Naval & Historical Museum to learn more about the city’s past or socialize at the Saturday Vallejo Farmers Market. Supermarkets are located outside the neighborhood: shoppers can get gourmet groceries at Anchor Pantry or head to Grocery Outlet for discounts.

Early 20th-century single- and multifamily homes
Downtown’s gridded streets are on an incline, flattening out as they go south. Cars park on the streets outside homes, which typically have stairs leading to front doors and porches. Landscaping and fencing are common on compact lots, and downtown is known for its Craftsman and Victorian homes – several of which date back to the late 1800s. Prices start at about $400,000 for early 20th century properties, though homes needing renovations sell for less. Prices for single-family homes peak at about $600,000, and multifamily home prices vary, from about $480,000 for a six-bedroom to $2.5 million for a two-building property.

Walking to the park or to the riverfront
There are no parks within the boundaries of the neighborhood, but green spaces aren't far away. Baseball fans can watch a recreational league game at Wilson Park. Children’s Wonderland Park encourages imaginative play with its structures mimicking castles, teapots and fanciful environments. Downtown is not far from the Napa River waterfront, where residents can walk to watch hundreds of sailboats embark on the Great Vallejo Race every May.

Vallejo Ferry Terminal and Vallejo Transit Center
Homes are within walking distance of shopping, dining and entertainment; however, the inclined streets can be difficult to navigate. Downtown borders Sonoma Boulevard, which runs north-south through Vallejo and is lined with some of the city’s oldest Victorian homes. The neighborhood is just a few blocks from the Vallejo Ferry Terminal, where the San Francisco Bay Ferry takes individuals – but not cars – to and from the city seven days a week. The Vallejo Transit Center is a hub for local and regional buses like SolTrans and Greyhound. Oakland International Airport is 35 miles south. Emergency medical care is available at Kaiser Permanente Vallejo Medical Center.

Students may attend Highland Elementary and Hogan Middle, rated C-minus on Niche, and Vallejo High, rated C. To reduce crime around the high school, the city has closed surrounding streets during school hours. “There are some really nice elementary schools with some really dedicated teachers,” Urban says. “It is much more challenging in middle school and high schools, but there is great will to improve.”
