West of the Hollywood Freeway, Valley Glen is home to a small and vibrant community with abundant art and entertainment options. Once part of the Van Nuys neighborhood, residents decided to establish their own community in the late 1990s, and have collectively put care and thought into building and maintaining their homes and the community at large. Locals live in suburban homes under towering palms and leafy sycamore trees, and enjoy access to great schools, restaurants and various public amenities. “This is a community heavily influenced by the local film and entertainment industries. It’s very close to North Hollywood, so there are lots of shops, theaters and studio tours around the area,” says Pam Xu, a broker and owner of Sunpride Realty and a longtime Southern California resident.

Single-family homes from the 1950s dominate Valley Glen's landscape
Valley Glen’s architectural styles have multiple features, including stucco walls or low-pitch roofs that can better withstand the region’s high temperature. Spanish and Mediterranean architectural influences like tiles and warm, tonal exteriors are also popular features in the area. Cottages and ranch styles from the 1950s may list between $700,000 and $1.2 million, and larger two-story New Traditional and Tuscan-influenced properties can fetch $2 million.
