The beachside neighborhood provides a peaceful escape from the active atmosphere of downtown, around 3 miles away.

Beachy bungalows and harborside abodes

Houses sit close together on quiet and walkable palm-lined streets. Homes on the avenues south of Peninsula Street have access to the harbor with private dock space. “Most of the residential streets are organized into parallel lanes,” says Flores. “And prices vary depending on what corner of the neighborhood you live in. Houses on the far west side of the lanes with beach views can reach over $3 million, while smaller builds on the east side are on the lower end.” Quaint bungalows and ranch-style homes can go for $1 million to $1.8 million, while larger builds with views of the beach or private harbor access range from $2 million to $4.8 million. Manufactured houses on the neighborhood’s south side range from $415,000 to $725,000. “It's common for residents to take their boats out for an evening ride after work, and a lot of people will grab some wine and cheese and sit on the boat or the dock while watching the sunset at the end of the day. The harbor is one of the biggest draws to Pierpont.”

Grab a meal on Seaward Avenue

Seaward Avenue is lined with a handful of local restaurants, including Juiceswell, where patrons can enjoy fresh pressed juices made with seasonal produce, acai bowls and superfood salads. “Pierpont Tacos has the best Mexican food in the area,” Flores says. “It’s an unassuming hole-in-the-wall spot with window service, and it’s great for grab-and-go before walking down to the beach.” A few doors down, Duke’s Beach Grill has been serving the Pierpont community since 1991, with classic pub bites and a laid-back bar atmosphere. On Saturday evenings Duke’s hosts live music with local bands, and karaoke night is every Tuesday. A short drive south, Ventura Harbor is dotted with eateries like Le Petit Cafe and Bakery and Brophy Bros, a popular seafood spot where diners can watch boats come in and out of the harbor during their meal. For groceries, shoppers can swing by the Vons in the Marina Village Shopping Center.

Educational pathways at Ventura High School

Pierpont Elementary School sits in the center of the community, with a playground looking over Ventura Beach and Pierpont Bay. It earns a B-plus grade from Niche. Cabrillo Middle School also receives a B-plus and offers numerous creativity-based electives, like woodworking and design, digital media production and ceramics. The A-minus-rated Ventura High School is the oldest high school in Ventura County, established in 1889. Home of the Cougars, the high school offers nine educational pathways, from agricultural business and environmental resources to culinary arts and patient care. Ventura High also partners with Ventura County Community College for dual enrollment courses.

From hiking trails to surfing the waves

With the beach nearby and views of the Ventura hills in nearly every direction, Pierpont is abundant in its offerings for outdoor recreation. Marina Park lies between the neighborhood’s harbor and Ventura Beach. Paved walking paths wind between picnic tables through open green space. “The path at Marina Park leads to a beautiful lookout point with a mermaid statue,” says Mike Love, a local real estate agent with eXp Realty of California. “I like to walk to the end of the trail and look out at the ocean. On a clear day, you can see the Channel Islands in the distance. Ventura is unique in its recreation offerings, as you can surf at the beach and hike in the mountains in the same afternoon.” Surfers can enjoy the waves from the beach at Marina Park, or head to C Street, a popular surfing and paddleboarding hub a short drive north near downtown. Popular hiking spots like Arroyo Verde Park and Harmon Canyon are both about 4 to 5 miles away in the Ventura hills, with trails featuring panoramic views of the Pacific Ocean. Olivas Links is a public, 18-hole course just a short drive south of Pierpont.

Drive along the Pacific coast

U.S. Route 101 lies just north of Pierpont and can be taken southeast to Camarillo, Thousand Oaks and Los Angeles, around 65 miles away. The highway also spans north to nearby towns like Santa Barbara. The nearest airport is the Santa Barbara Airport, roughly 40 minutes north.
