Quiet streets and easy access to downtown Ventura

In the northeastern outskirts of Ventura, the Wells community lies just south of the foothills, with Mediterranean architecture and palm trees lining the streets. “I moved to Wells so I could take a step back from the activity of downtown Ventura,” says Rosio Wilcox, a Realtor with Century 21 Everest. “You wouldn’t expect it, but proximity to Route 126 makes it more convenient to downtown than some of the closer neighborhoods. You also see more affordability here than surrounding communities, especially compared to Los Angeles, and you’re just minutes from both the mountains and the beach.”

Mediterranean architecture and tall palms

The community is comprised of a handful of subdivisions, with a wide variety of housing sizes and architectural styles. The hilly streets of Wells are lined by well-maintained sidewalks between orchards and other farmland. Most homes in the neighborhood’s northeast side were built between the 1960s and 1970s, with ranch-style houses and split levels sitting close together on palm-tree-dotted lawns. The rest of Wells is mostly 21st-century builds, with modern traditional and Mediterranean-inspired architecture featuring clay tile roofing and rounded entryways. Manufactured homes range from $300,000 to $500,000, while single-family homes can go for $580,000 to $1.2 million. Wells also has a selection of recently built townhomes with prices ranging from $650,000 to $800,000.

Walkways and outdoor recreation near Wells

Paved walkways connect Foothill Road to the community, winding alongside streams and natural areas. There are a handful of pocket parks nestled between the neighborhood’s residential streets, including The Farm Community Park and Santa Monica Street Minipark. Blackburn Park is home to a playground, picnic tables, sports facilities and a community garden. The Saticoy Regional Golf Complex is a public, nine-hole course nearby with verdant fairways and a driving range. Next door, the Fritz Huntsinger Youth Sports Complex has facilities for soccer and baseball and hosts practices and games for community leagues like the American Youth Soccer Organization and Ventura’s little league baseball teams. Around 3 miles west is the Ventura Community Park and Aquatic Center, which has baseball diamonds, soccer fields, two outdoor pools and a mile of paved walking paths. Along with its rentable fields, the park hosts Ventura’s adult water polo league.

Career and technology education pathways at Buena High School

Kindergarten through fifth-grade students can attend ATLAS School, which earns a B overall grade from Niche. Also with a B, Balboa Middle School has a variety of extracurricular activities for students to consider, from drama club to Battle of the Books. Buena High School receives a B-plus and has eight career and technical education pathways that allow students to cater their courseload to their interests, with options including law and justice, commercial photography and environmental resources. Nearby, the Saticoy Library has hundreds of books for locals to borrow, along with regular community programs like story times and book club meetings.

Classic donuts and authentic Mexican eats

While Wells is largely car reliant, there are a few shops and eateries within a half-mile walk of many of the neighborhood’s homes. Cafe 126 lies at the corner of Citrus Drive and Wells Road and has been serving a variety of comfort food and brunch dishes since it opened over 25 years ago. Citrus Donuts is a neighborhood favorite serving bagels and coffee along with their popular donuts, which are made fresh every day and sell out regularly. For authentic Mexican cuisine, diners can grab a table at Los Comales on Violeta Street. Grocery Outlet and Vons are both a short drive west with groceries and household essentials.

Take Gold Transit to downtown Ventura

The Santa Paula Freeway can take drivers west to downtown Ventura in around 9 miles or roughly 8 miles northeast to Santa Paula. Additionally, Wells Road and Telegraph Road are lined with bus stops with routes operated by Gold Coast Transit.
