Located south of Lake Minnetonka, Victoria offers a small-town lifestyle with a thriving outdoor recreation scene all within the outer ring suburbs of Minneapolis. With 12 lakes and the 3700-acre Carver Park Reserve on its western border, Victoria takes pride in its natural resources and is endearingly referred to as the "City of Lakes and Parks" by locals. “Victoria attracts outdoor enthusiasts with dog parks, hiking trails and lake access,” says Maggie Trenary, Broker and owner of Trenary Realty Group. “The A-rated school district and proximity to Excelsior are also primary draws.” Established as a city in 1915, Victoria was first occupied by the Dakota people prior to European settlement in the 1850s. The city shares its name with the local St. Victoria Church, which commemorates the life of Saint Victoria. Originally known as an agriculture hub specializing in wheat production, today, the city is home to over 11,000 residents and the economy is supported by the healthcare, construction and education fields. Mainstays like the locally owned Winchester & Rye restaurant and the Summer Concerts Series at Bayfront Park play a role in maintaining a community-centered vibe within the city.

Two-story traditionals, new builds and waterfront views

Lakeside homes, new construction and suburban privacy attract buyers to Victoria. “The market in Victoria is very busy,” says Trenary, who has over 45 years of real estate experience selling in the area. “It stays active, and home values continue to rise with all the new construction moving in.” Most of the housing stock consists of two-story single-family homes featuring new traditional designs. Other options here include multi-family condos and townhouses to quaint ranch-styles. With a median sales price of $580,000, homes in Victoria cost around $200,000 more than the national median. Prices can vary and range from as low as $300,000 for a three-bedroom townhouse to upwards of $425,000 for a three-bedroom ranch-style. Outliers like an expansive lakefront property can reach into the multimillions. New construction options are concentrated on the southside in subdivisions like Huntersbrook and the Shores of Marsh Lake, and can start in the high $500,000s for a single-family property.

City parks and Carver Park Reserve

Victoria maintains 32 parks and more than 400 acres of green space for outdoor recreation. Locals are accustomed to all four seasons, from hot summers to freezing winters with an average annual snowfall of 51 inches. Lions Park is at the center of the community and is popular year-round, with a playground and sports facilities, plus an outdoor ice rink open during winter. Diethelm Park is another nearby option, offering a jungle-gym, pickleball courts and fields for soccer and baseball. The Victoria Recreation Center is also located here, and features a fitness center, an indoor ice rink and a walking track. On the northside, Carver Park Reserve has 25 miles of hiking trails, a 27-acre off leash dog park and three lakes — Stieger, Auburn and Zumbra — complete with boat launches and fishing piers. Visitors can also access the 15-mile Lake Minnetonka Regional Trail from here, which stretches from Hopkins to the reserve. The public Deer Run Golf Club is situated to the south and offers an 18-hole course layout for players of all skill levels.

Summer Concerts Series at Bayfront Park

In the summer months, residents can attend the annual free concert series held at Bayfront Park. It’s hosted by the City of Victoria's Parks & Recreation Department and takes place on Wednesday nights from June through August. Visitors are encouraged to bring lawn chairs and set up at the Charlson Thun Community Bandstand.

A-rated education at Eastern Carver County Public Schools

Families in Victoria are zoned for Eastern Carver County Public Schools, which earns an A from Niche. It serves over 9,000 students and is home to six elementary schools, three middle schools and two high schools. Most students attend Chanhassen High School, which also earns an A rating from Niche and offers 24 AP courses for college credit. Private options like Holy Family Catholic High School are also available. Those interested in pursuing higher education can look to Crown College or Hennepin Technical College nearby.

Grocers, boutiques and expansion in downtown Victoria

Most residents shop for groceries and everyday essentials in the neighboring communities of Excelsior or Chanhassen. However, a range of retailers like Cub Foods, Kowalski's Markets and Lunds & Byerlys are all found within a 6-mile radius of Victoria. Downtown is home to locally owned shops like Chapter One, a bookstore, Victoria Barbers and White Birch House, a home goods store. When dining in the area, folks can choose from fast-food chains or family-owned eateries. Notable area restaurants include Winchester & Rye, which serves wood-fired pizzas, craft beer and specialty cocktails. The city approved phase one of the Downtown West development plan in 2025, which aims to add new apartments and a centralized greenspace to the city. Phases two and three of the project are expected to continue through 2040.

Nearby healthcare and access to U.S. I-494

Highways 5 and 7 run horizontally through Victoria, connecting residents to neighboring areas and U.S. Interstate 494 for trips into Minneapolis. Southwest Transit provides public rides through SW Prime, a ride request service that operates within the city. When traveling farther, the Minneapolis–Saint Paul International Airport is 25 miles away. For healthcare, the Ridgeview Medical Center is 7 miles west of the community. Two Twelve Medical Center is another 5 miles away in neighboring Chaska.
