Historically African American community that is diversifying
About 10 miles southwest of Los Angeles sits View Park-Windsor Hills, a historically wealthy African American community that has diversified over the last several decades. The area is a true bedroom community, with proximity to major job centers like the Jefferson Corridor, the entertainment studios in Culver and Century cities and Silicon Beach. “Everyone I know loves living here. When people are willing to go east of the 405, but still want to be on the West Side, they’re going to get more for their money here than a lot of other places,” says Compass agent Eric Hartnack, who does a lot of business on the West Side. “This area has seen outpaced growth per square foot over the last five years. People are finally realizing how great the proximity is and have opened up to the lifestyle of convenience and the area’s beautiful midcentury bones.”
Ranch-style homes and contemporary infill development
In early 2025, the median 12-month single-family home price was around $1 million, more than double the national number and above the broader California median of $900,000. “The homes you see here are lots bigger than other parts of the West Side. It’s much more single-story, ranch-style homes than anything else. Still, there are also contemporary Mediterranean-inspired homes with stucco and red roof tiles and some modern infill development,” Hartnack says. "If architecture is your thing, there are so many amazing homes here." The area is overwhelmingly single-family, with only a handful of condos and townhomes along Stocker Street.

The area is served by two school districts
Los Angeles Unified is an above-average public school district graded B by Niche. Inglewood Unified, graded C by Niche, also serves the area.
Kenneth Hahn Park is over 300 acres, and local Ladera Park
The main recreation space in View Park-Windsor Hills is Ladera Park, which is situated on about 15 acres of green rolling hills and tree-lined walking paths. The park has a community center with various programs like computer classes and day camps. It is also rich in outdoor amenities like sports facilities, playgrounds, an amphitheater and picnic areas. The Park to Playa Trailhead connects nearby to Kenneth Hahn State Recreation Area, which is separated into upper and lower parks. On over 300 acres, Hahn Park promises outdoor fitness stations, fishing lakes, a disc golf course, and Japanese and hummingbird gardens. “It’s a true bedroom community, almost all homes, but there is plenty of outdoor recreation nearby. The Kenneth recreation areas are big draws filled with plenty of people hiking and chilling out,” Hartnack says.
Westfield Culver City is just 5 miles south
View Park-Windsor Hills is almost entirely residential, with a small commercial corridor and a few restaurants around the intersection of Slauson Avenue and Overhill Drive. The dining scene in and around the area is as diverse as LA, from coffee shops to burgers and bakeries to ethnic eats like Japanese and Creole. “Here you’re right by the Westfield Century City, a shopping mall with big-box shopping and a grocery store. It has an Eataly inside, and they just built an escape room,” Hartnack says. “They literally have everything. Every luxury shop and department store has a location there.”
Interstate 405 is about 4 miles west of the town
View Park-Windsor Hills lacks direct highway access, but Slauson Avenue connects to Interstate 405 about 4 miles west. “The roads in this area get pretty congested — but this is LA, so there’s not a place that doesn’t get congested,” Hartnack says. “There is always traffic on the main arteries, but one of the reasons you move to this area is the proximity to so many job centers. Living here, you’re physically close to so many places that you’re not stuck in traffic for an hour.” For those who rely on public transit, the Los Angeles County Metropolitan Transportation Authority operates bus routes along major thoroughfares, and the Leimert Park Metro Station is walkable. To catch a flight, Los Angeles International Airport is about 5 miles southwest.
Temperate climate with long, dry summers
The climate in View Park-Windsor Hills is temperate, categorized by warm, dry summers with temperatures in the mid-to-upper 80s and mild, wet winters with temperatures in the 60s. The area does have a slight wildfire risk. “Some natural areas are north of the area, but they are not extensive. So even if you get a brush fire, it won’t turn into a raging wildfire,” Harnack says.

Founded during Southern California’s land boom of the 1880s, Hyde Park is an established neighborhood anchored by a vibrant retail corridor along Crenshaw Boulevard. The community is currently undergoing a transformation with modernization projects such as Destination Crenshaw – which aims to showcase Black art and culture along Crenshaw Boulevard – and the extension of the Metro K Line. “There’s a lot of investment going into the area,” says Sean Tedja, a Realtor with Keller Williams who has sold homes in the area for over four years. “It’s growing and getting more modern as there’s a younger crowd moving in.” Centrally located less than 10 miles from Downtown Los Angeles and minutes from the San Diego Freeway, Hyde Park offers modern urban amenities complemented by a rich history.
Crenshaw Boulevard anchors Hyde Park and is set to undergo significant development as part of the Destination Crenshaw project. The $100 million public art corridor aims to transform a 1.3-mile stretch of the boulevard into an open-air museum complete with sculptures, murals and pocket parks celebrating Black LA. The thoroughfare’s most well-known mural is the Great Wall of Crenshaw, a 7,787-foot-long mural depicting African American history and activists such as Malcolm X and Martin Luther King Jr. Crenshaw Boulevard is also home to several locally owned businesses. Residents can pick up fresh desserts and tea cakes from Gwen’s Specialty Cakes, while the butcher shop Best Buy Meat Co. is known for its chicken sausage. Dulan’s on Crenshaw sells homestyle soul food in a laid-back environment. Over on Florence Avenue, Juicy Little Finds Thrift Store sells pre-loved goodies with 100% of the profits reinvested back into the community. For groceries, residents are less than 2 miles from Food4Less.
Each Saturday, locals gather in the Historic Fire Station 54 parking lot for the Crenshaw Farmers Market. Food Access LA sponsors the outdoor market, which features local farmers, artisans and food vendors. Also on Crenshaw Boulevard, Bethesda Temple Church supports the community with a monthly food pantry.
Hyde Park’s residential streets boast a diverse collection of single-family homes built around the early 1900s. Traditional bungalows offer spacious front porches, while Spanish-style homes feature neutral stucco exteriors and classic, red-tiled roofs. Many homes have been recently remodeled and prices range from around $550,000 for a fixer-upper to $1.2 million for an updated four-bedroom home. “I grew up here, so I’ve seen the changes happening in the area,” says Sunny Jones, a Realtor with Compass who has been selling homes in the area for over 15 years. “As Los Angeles price points continue to rise, some neighbors I grew up with might feel priced out, but many of us are still here. There are ways to get your foot in the door, even though inventory is low.” According to the CAP Index, the neighborhood has an overall Crime Score of 5.
Destination Crenshaw plans to build 10 community spaces along Crenshaw Boulevard, including Sankofa Park. “I feel that Sankofa will be a destination for people from all over the world to check out our little community, and the transformation will continue to support property values,” Jones says. The urban green space is designed to honor the mythical Sankofa Bird and offers residents spaces for passive recreation alongside art installations from prominent artists like Alison Saar and Kehinde Wiley. On Slauson Avenue, the Van Ness Recreation Center features lighted ballfields, basketball courts, a playground and an outdoor pool heated for year-round use. Residents can also stop by the Hyde Park Miriam Matthews Branch Library and browse the stacks or take fitness classes in the library’s community room.
LA’s new Metro K Line serves Hyde Park with a stop on Crenshaw Boulevard. Residents can currently access seven stations connecting the neighborhood north to Crenshaw and south to Downtown Inglewood, with plans to extend the line to Los Angeles International Airport. LAX is about 7 miles from the neighborhood. Locals are also minutes from Interstates 405, 105 and 110, which provide easy access to Downtown Los Angeles and beyond.
Kids in the northern half of the neighborhood begin their education at Angeles Mesa Elementary School, which earned a C-plus from Niche, before moving on to Audubon Middle School and Crenshaw Magnet High School, both of which earned a C. The high school is known for its state championship-winning football team and offers three specialized pathways in its magnet program: STEM, Visual and Performing Arts and Business Entrepreneurship and Technology.
