Vincent is a suburban Los Angeles community in the heart of the San Gabriel Valley, about 20 miles east of downtown Los Angeles. “It’s a good, quiet ‘Leave it to Beaver’ neighborhood,” says Realtor Jonathan Starr of Re/Max Masters Realty, who grew up in the area. “One of the best things about it is it’s close to everything.”

Primarily residential, you’ll find an abundance of single-family homes primarily built in the 1950s, including cozy ranch style homes, classic cottages and modest bungalows. “Almost everyone has upgraded. It’s rare that you find a home here that was as it was built,” Starr says. These homes typically offer between 1,000 and 2,000 square feet of living space, two to three bedrooms and small, grassy yards with privacy fencing. There are plenty of period quirks, whether it’s a stone accent adorning the entranceway, a wide brick chimney or a flat roof with deep eaves. The streets have a quiet, suburban feel with a tropical twist owing to the neighborhood’s many palm trees. Home prices typically range from around $600,000 to $900,000 depending on size and renovation status.

If you’re looking for outdoor relaxation and recreation, you can make a trip to nearby Palmview Park and Community Center. This well-maintained neighborhood park offers grassy fields, a colorful playground and a recreation center with programming specifically designed for youth and adults with special needs. The park shares a lot with Rowland Avenue Elementary School. You can also check out Del Norte Park, a small community space with an off-leash dog park and a playground surrounded by a lush tree canopy. If you want to cool off in the sizzling summer heat, you’re just a short drive from the Irwindale Aquatic Center, an outdoor swimming pool where you can test your skills on the diving board or burn some calories in the lap pool. Head north of Irwindale and you can go hiking around the Sante Fe Dam recreation area. It's an excellent spot to see native flora and fauna.

Within the neighborhood, young students can attend Manzanita Elementary School or Merwin Elementary School, both of which hold “B+” ratings from Niche, an online school review site. Manzanita Elementary is a “dual immersion magnet academy school” where students can learn in both English and Spanish. Meanwhile, Merwin Elementary is one of the district's nine computer science magnet schools where students can learn the ins-and-outs of basic computer coding. Students can also attend nearby Las Palmas Middle School and Northview High School, both of which hold “B” ratings from Niche.

Shopping and dining are close to home for Vincent residents. Within the neighborhood, you can grab a table at Avolio’s Italian Restaurant, a family-owned eatery that serves up the classics, or swing by Cajun Crawfish Stop, a Vietnamese-Cajun fusion seafood joint. For everything else, there are several shopping centers nearby where you’ll find grocery and big box stores like Home Depot, Walmart, Stater Bros. Markets, Smart & Final and Petco. Head over to Plaza West Covina, an indoor shopping mall, and you can catch the latest big-screen blockbuster at the Regal Edwards movie theater.

Vincent residents could have an easy commute. It's just a few minutes from Interstate 10, a major highway that will take you straight to downtown Los Angeles.
