Level Green is a compact community in Virginia Beach, branching off Interstate 64, the main highway for the Hampton Roads region. It’s a neighborhood located beside the private Regent University, where apartments and townhouses outnumber single-family homes. “Historically, it's been an area for new homeowners. Over time, people found that it's better to keep [homes here] as investment properties than to sell them,” says Russell Bryant, a Virginia Beach resident and Realtor with Creed Realty. “That could explain the slight skew of renters to owners.”
A mix of townhouses and brick ramblers, some rented, some owned
Homes range from $200,000 to $400,000, varying by square footage and lot size. Due to the significant market of townhouses and apartment complexes, the neighborhood has more renters than homeowners, though single-family ramblers and bilevels are occasionally available. “Most construction is from the 1960s, 70s and 80s,” says Bryant. “Older ranch homes with brick veneers and not a lot of contemporary stuff. There’s a mix of two-story properties; while single-family homes usually have garages or covered carports.” There are several smaller subdivisions throughout Level Green, from gated apartment buildings to established townhouse corridors with HOAs.

College Park Square for groceries, or KempsRiver Crossing for restaurants
College Park Square is a strip mall west of Level Green. It features a Food Lion for groceries and department stores like Ross, while a Burlington is less than a mile up the street. Residents also have the option to head a mile east to KempsRiver Crossing, with restaurants like O’Yummy Sushi and Tasty Korean BBQ, and a Cinema Café for a Friday night dinner and a show.

Level Green Park renovations and Indian River Park for hiking
Level Green Park is the central green space in the neighborhood. The park is currently being revitalized through the city’s Level Green Park Improvement Master Plan. So far, the new playground is complete, and soon, there will be a new walking trail, outdoor exercise area, dog park, and basketball court, as well as a denser tree canopy throughout the park. Less than a mile south in the city of Chesapeake is Indian River Park, a 91-acre forested area with a playground, ball field, and miles of trails for hiking or mountain biking.

Tallwood High offers global language academy courses
Virginia Beach City Public Schools is the main district serving Level Green. Students can attend Woodstock Elementary and Brandon Middle, which both get B-plus ratings from Niche. There’s also Tallwood High, which gets an A-rating. Tallwood High hosts the district’s Global Studies & World Languages Academy, prepping students for a multilingual and multicultural world. Just across I-64 is Regent University, a Christian school with over 10,000 students enrolled as of 2023 and offering over 150 fields of study.
Tallwood High School is just minutes from Charlestowne, adding to its convenience.

Hampton Roads access along I-64
“Its centralized location makes it very close to everything in Virginia Beach,” says Bryant. “Whether that’s the Town Center or the beach, plus Interstate 64 is right there, so everything’s 15-20 minutes away.” I-64 borders Level Green to the east and connects to Richmond and the Hampton Roads region. Hampton Roads Transit buses run along Indian River Road for greater city access. For a domestic flight, Norfolk International Airport is an 8-mile drive north of home. Military employees have convenient commutes to one of several bases in the Norfolk-Virginia Beach area, like Oceana Naval Air Station, a 13-mile drive east.
