Suburb close to retail shopping and the beach
Oceana is a Virginia Beach suburb with comparatively lower-priced homes. This eclectic neighborhood offers a mix of single-family units, duplexes and modular homes. “It’s a highly populated area with a lot of rentals, so it might be a good resource for investment properties,” says Sabrina Torres, a Realtor with the Trudy Hoff Team at RE/MAX Alliance, who sells homes in the area and has been a Virginia Beach resident since 1994.
Oceana folks can head a few minutes down the road to catch a beautiful VA Beach sunrise.

The neighborhood features 20th-century ranches and colonials arranged along a traditional suburban grid structure with cul-de-sacs. Oceana has streetlights, occasional sidewalks and mature deciduous trees obscuring the homes. Single-family homes in the area are comparatively lower-priced, typically selling for between $200,000 to $400,000. There’s also a selection of row houses available that sell for a lower price, typically going for under $200,000.

Top marks for Virginia Beach School District
Virginia Beach City Public Schools serves the neighborhood’s students. Kids may start at Birdneck Elementary School, which gets a B rating from Niche, before transitioning to Lynnhaven Middle School, which has an A-minus. Students may then attend First Colonial High School, which earns an A-minus grade and serves as the legal studies academy for the school district.
Close to the Oceanfront and playgrounds
Oceana Gardens Park is nearby and offers a small playground and picnic area. There’s also Oceana Park, which has a basketball court and a baseball diamond. The Oceanfront is just three miles east on Virginia Beach Boulevard and has a three-mile boardwalk with easy access to the beach and several playgrounds.
The parks in Oceana and surrounding areas are the place to be for families.

Abundant shopping at Hilltop retailers
The Shops at Hilltop is the closest retail center to Oceana. The shopping center offers several grocery stores like Walmart and Trader Joe’s, as well as other chains like PetSmart and Office Depot. Hilltop is filled with popular local businesses like Vault Athletics and Fitness, a gym that also specializes in youth athlete development, and Wahi Fine Rugs & Carpet, where you can buy new furnishings or get old ones cleaned. There are also popular local restaurants, including Las Palmas for familiar Mexican dishes and Baladi Mediterranean Cafe for authentic Middle Eastern cuisine. “You have everything you need, from fast food to high-end shopping,” says Torres. Even more popular local restaurants are closer to home along Virginia Beach Boulevard. Rick's Café is a staple that serves a variety of Southern eats, and Dave’s BBQ offers a diverse menu of smoked meats, sides and sandwiches.
Oceana has plenty of shopping options nearby.
The Lynnhaven Mall is just down the road from Oceana and features all the usual mall stores.

Acrobatic flying at the Oceana Airshow
The Oceana Airshow is an annual event hosted by the Naval Air Station. The event features famous planes, including the Blue Angels, performing maneuvers and flying over the city. Residents are allowed onto the base and can enjoy live music, vendors and games. The airshow takes place in September and runs through the entire weekend.
Several interstates and bridge tunnels nearby
Although several amenities are within walking distance, the area is still mostly car-dependent. Interstate 264 is close by, providing access to the rest of the surrounding area as well as The Chesapeake Bay Bridge Tunnel and the Hampton Roads Bridge Tunnel. There are also several public bus stops with daily service along Virginia Beach Boulevard.
Oceana and surrounding areas have many public bus stops, some of which are covered for comfort.
The public bus system is robust around Oceana, with service to major shopping, restaurants.
