Salem has quiet homes near Stumpy Lake and Oceana Naval Air Station

Bordered by Stumpy Lake’s natural areas and bracketed by golf courses, Salem is a friendly, pond-studded suburb just 9 miles from the Oceana Naval Air Station. “It’s like your typical small family neighborhood. You’ll see people walking around, there are little parks that are salt-and-peppered around the neighborhood that kids like to go to and parents take their kids to,” says Micah Lee, a Realtor at Seaside Realty who has sold homes in the area for seven years. “You’re always going to see somebody walking their dog and waving at you as you drive down the street.” Lee says that this atmosphere is helped along by Salem’s high concentration of military families. Despite the neighborhood’s usual quiet, it’s a short drive from local colleges, concerts at the Veterans United Home Loans Amphitheater, usually simply called the Virginia Beach Amphitheater, and the buzzy Virginia Beach Farmers Market.

Single-family homes on cul-de-sacs

Salem’s residential streets are wide, quiet and often end in cul-de-sacs. Many have sidewalks shaded by small trees, but not all of them do. Smaller ranch-style homes are rare and mostly found in Salem’s northwest corner, but they can hit the market at around $310,000. New Traditionals and Colonial Revivals dominate the rest of the neighborhood, with sale prices typically falling between the $390,000 and $560,000. A few homes climb to about $770,000. There are also townhouses and condos in Salem’s northwestern corner, which typically cost between $220,000 and $340,000.

Performing arts at Salem High School, nearby universities

Salem is served by Virginia Beach City Public Schools, which earns an A from Niche. Children can attend schools like Glenwood Elementary School, Salem Middle School and Salem High School, which all earn A ratings. Salem High’s Visual and Performing Arts Academy offers hands-on instruction in dance, theater, instrumental music, vocal music and visual arts.Salem is also surrounded by colleges. Tidewater Community College is about 2 miles away, while it’s about 3 miles to Old Dominion University and Norfolk State and 5 miles to Regent University.

Access to major roads and highways, nearby hospital and airport

Lynnhaven Parkway and South Independence Boulevard both run through Salem, and it takes just a few minutes to reach Princess Anne Road and Interstate 64. Salem is an almost entirely car-dependent neighborhood, though there are a few bus stops on Lynnhaven Parkway. Sentara Princess Anne Hospital is just 3 miles away, and it’s 11 miles to Norfolk International Airport.

At Salem’s western edge, Stumpy Lake is a favorite spot for kayaking, canoeing and fishing. The sprawling natural area around the park offers forested hiking and biking trails, and Stumpy Lake Golf Course offers an 18-hole course on the far side of the lake. On Salem’s side of the lake, Honey Bee Golf Club also has an 18-hole course for members.Although Stumpy Lake is a huge draw, it’s far from Salem’s only outdoor space. “Really, what really stands out for me about Salem is just all the small little local parks that are in the area,” Lee says. “It’s pretty sweet, and most of them have small little ponds or lakes attached to them.” These parks are scattered across the neighborhood, but Salem Woods Park is the most popular for its dog park, which has three play areas with shaded areas and water fountains. The park also has a playground and open green space for sports or picnics. Virginia Beach's Oceanfront is about 14 miles away.

Local and chain restaurants alongside essentials on Princess Anne Road

Salem is highly residential, but there’s a shopping center in its northwestern corner with Harris Teeter and Food Lion for essentials. Just outside the neighborhood in Landstown on Princess Anne Road, more shopping centers are home to many restaurants, including Bangkok Garden, Sakura Sushi, which has all you can eat sushi, and Jose Tequilas Mexican Grill and Bar. There are also chain restaurants like Chick-fil-A, Panera and Taco Bell, as well as Cold Stone Creamery for dessert. Walmart and Home Depot offer essentials, and there’s Goodwill across the street and Target just down the road. Just over 3 miles away, the Virginia Beach Farmers Market offers locally grown and produced goods year-round and hosts seasonal festivals.

Nearby concerts from major stars at the Virginia Beach Amphitheater

Salem is under 4 miles from the Virginia Beach Amphitheater. “You can hear the bands rocking out in your backyard sometimes,” Lee says. “The Virginia Beach Amphitheater has massive national and international acts that come in, so it’s a huge venue.” With a capacity of 20,000, it draws huge crowds for major performers like Hozier and Twenty One Pilots.

Paying attention to hurricane season

Though it’s not a yearly occurrence, hurricanes occasionally hit Virginia Beach. Its location inland means that Salem isn’t in a flood zone, but it remains important to pay attention to emerging storms.
