Lanier's roads wind through the foothills of the Smoky Mountains, past dense forest and preserved farmland. Homes here tend to be acres apart, but more development is moving in as the outskirts of Maryville become an increasingly popular spot. “Maryville is a pretty happening town now — it's very popular,” says Chevy Emert, a Realtor with United Real Estate Solutions who has sold all over the greater Knoxville area. “And that's where people in Blount County wanted to be closest to, because that's where all the shopping was.” However, Emert says that more people are considering moving farther out, where it’s not so busy and there's more of a country setting. The bustle of Maryville is just 20 minutes away, but Lanier itself is quiet, with dark night skies and sweeping mountain views. The area's CAP Index Crime Score is the lowest possible, a 1 out of 10, compared to the national average of 4.

Swimming, fishing and boating on Tellico Lake
Tellico Lake is located directly west of the Lanier area. This all-sports lake is open for swimming, fishing and boating, and is surrounded by hiking trails and campgrounds. The closest public access point is Tellico Marina, where visitors can eat fresh seafood at the Dockside Grill before getting out on the water. Crossing the Nile Ferry Bridge leads to the waterside Fort Loudoun State Historical Park, a reconstructed British fort that attracts visitors from all over the state.

Local farms and activity on the edge of the Great Smoky Mountains
The area still has a strong farming community, and some farms are open to the public. Six miles north, Maple Lane Farm is a go-to for their roster of fall-themed events. “When I was younger, that was the big thing — we couldn't wait for Halloween in the area,” Emert says. “Maple Lane Farms was the thing to do, and they would have little fire pits, hot chocolate and the pumpkin patch.” Lanier is only 10 miles from the boundary of Great Smoky Mountains National Park, although it takes over an hour to drive up to the park's nearest visitor center. Within a half-hour drive, however, the park has numerous campgrounds, hiking trails and a stretch of U.S. Route 129 dubbed the "Tail of the Dragon." This roadway is famous among motorcyclists and sports car drivers for its twisting turns and lack of cross-traffic. Auto enthusiasts can also head to Smoky Mountain Speedway to watch dirt track races and monster truck shows.

Career pathways at Blount High School
Lanier Elementary School is located within the community, less than a 5-mile drive from many homes. Niche grades the school a C-plus. Kids can move on to Carpenters Middle, rated B, and William Blount High, rated B-minus. Twenty minutes to the city amenities in Maryville
Aside from one central gas station and two Dollar Generals along U.S. Route 411, there are no places to shop in Lanier. Maryville is the closest retail hub, around 13 miles away. The growing city has grocery stores, a shopping mall and a walkable downtown district. It's also the location of the nearest hospital and the regional McGhee Tyson Airport. The larger city of Knoxville is 30 miles away, typically a 50-minute drive.
