Rural living in Lanier is close to Maryville and the mountains

Lanier's roads wind through the foothills of the Smoky Mountains, past dense forest and preserved farmland. Homes here tend to be acres apart, but more development is moving in as the outskirts of Maryville become an increasingly popular spot. "If you're looking for that country setting but don't want to be terribly far away from a big town, this is a great spot," says Chevy Emert, a Realtor with United Real Estate Solutions who has sold all over the greater Knoxville area. "The biggest attraction is the scenery and the proximity to Maryville and Tellico Lake." The bustle of Maryville is just 20 minutes away, but Lanier itself is quiet, with dark night skies and sweeping mountain views. The area's CAP Index Crime Score is the lowest possible, a 1 out of 10, compared to the national average of 4.

Rural homes are available at every price range

Homebuyers in Lanier can find rustic ranch-style homes or sprawling luxury estates. The average yard size is about an acre. "There's a mix of every price range sprinkled in, but they are building a lot of higher-end neighborhoods out there right now," Emert says. "When you're not quite to Tellico Lake, but you're still far enough out from Maryville — that's the section where the price point can be lower." Homes dating back to the mid-1900s start around $200,000 to $300,000. New or freshly remodeled properties can cost anywhere from $350,000 to $600,000. Brand-new estates on acres of land with backyard pools and private roads typically range from $700,000 to $1.2 million. Depending on location and size, open plots of land can cost from $60,000 to $350,000. Most properties are on a public water system but use private septic tanks.

Swimming, fishing and boating on Tellico Lake

Tellico Lake is located directly west of the Lanier area. This all-sports lake is open for swimming, fishing and boating, and is surrounded by hiking trails and campgrounds. The closest public access point is Tellico Marina, where visitors can eat fresh seafood at the Dockside Grill before getting out on the water. Crossing the Nile Ferry Bridge leads to the waterside Fort Loudoun State Historical Park, a reconstructed British fort that attracts visitors from all over the state.

Hiking and driving on the edge of the Great Smoky Mountains

Lanier is only 10 miles from the boundary of Great Smoky Mountains National Park, although it takes over an hour to drive up to the park's nearest visitors center. Within a half-hour drive, however, the park has numerous campgrounds, hiking trails and a stretch of U.S. Route 129 dubbed the "Tail of the Dragon." This roadway is famous among motorcyclists and sports car drivers for its twisting turns and lack of cross-traffic. Auto enthusiasts can also head to Smoky Mountain Speedway to watch dirt track races and monster truck shows.

Career pathways at Blount High School

Lanier Elementary School is located within the community, less than a 5-mile drive from many homes. Niche grades the school a C-plus. Kids can move on to Carpenters Middle, rated B, and William Blount High, rated B-minus. The high school has a robust Career and Technical Education program that allows students to explore paths like engineering technology, construction, culinary arts or welding. Two students from the CTE program received national recognition at the SkillsUSA competition in 2024 for construction and welding.

Twenty minutes to the city amenities in Maryville

Aside from one central gas station and two Dollar Generals along U.S. Route 411, there are no places to shop in Lanier. Maryville is the closest retail hub, around 13 miles away. The growing city has grocery stores, a shopping mall and a walkable downtown district. It's also the location of the nearest hospital and the regional McGhee Tyson Airport. The larger city of Knoxville is 30 miles away, typically a 50-minute drive.

When these owners found this spot, it felt like the beginning of forever. They poured their hearts into making it their own—imagining chickens in the yard, vegetables from the garden, evenings under the stars in the hot tub, and a future rooted within the surrounding scenic acres. And for a while, that dream held strong as they built toward that vision - they replaced the roof, sealed windows,
