Deep in the Heart of Texas
There’s some debate about where the “Heart of Texas” truly lies, at least in geographical terms. Most Texans would agree that the term aptly describes their shared love of the nation’s second-largest state — that it’s a feeling rather than a place. Perhaps that’s why numerous spots, including this central Waco neighborhood, have adopted the moniker for themselves. In this case, however, the reference works just as easily on a practical level. “The Heart of Texas neighborhood is very centrally located, convenient to the major grocery stores and the shopping areas,” says Melissa Harrell, Realtor and owner of Onward Real Estate Team at Keller Williams Advantage. “And it’s close to Extraco Event Center, where the fairgrounds are located.”
Heart O’ Texas Fair & Rodeo
The Heart O’ Texas Fair & Rodeo rides into the Extraco Events Center every year in early October. The ten-day event highlights barrel racing, bareback riding, team roping, steer wrestling and other pulse-pounding rodeo events. Live musicians rock the Ziegenbock Music Stage in the evenings, and midway rides and games keep the whole family amused. Waco Civic Theatre, a nonprofit focusing on community education, operates from a modern gray brick structure on Lake Air Drive.

Renovated 1950s ranch-style homes
A patchwork of single-story cottages and ranch-style homes quilts the residential streets. Lot sizes measure under a quarter acre on average, with fences and pockets of lawn shaded by mature trees. Most homes date to the 1950s, and some have benefited from tasteful renovations with new flooring and updated fixtures. Paved driveways and sidewalks help keep the streets pedestrian-friendly. An investor or industrious buyer could spend $120,000 to $175,000 for a fixer-upper, with prices topping out at $300,000 to $400,000 for a remodeled four-bedroom ranch house.
