A view from the shores of Lake Waco
Mountainview crests the edge of Lake Waco, the biggest lake in the US to be contained entirely within the boundaries of a single city. However, the crescent-shaped freshwater oasis is only one of the major draws for residents of this Waco neighborhood. “Mountainview Elementary is probably the best elementary school in the Waco Independent School District,” says Melissa Harrell, Realtor and owner of Onward Real Estate Team at Keller Williams Advantage. “That’s one of the main attractions for younger families.” While the school is attended by children from all over the surrounding lakeside region, kids who live in Mountainview enjoy a short commute. Well-equipped city parks, including one with lake access, round out the neighborhood’s appeal.

Wet and wild at Mountainview Park
The neighborhood park sits next to the elementary school, giving kids a place to run around when class lets out for the day. Joggers and dog walkers meander along the paved walking trail, passing beneath a posse of trees as cicadas drone overhead. Tennis courts and a baseball diamond offer opportunities for organized games, but the baseball field is rustic, with players using empty soda cans to mark the bases. The playground draws in younger kids with its ketchup-and-mustard hues, twisting slides and fire-engine-themed structures. A splash pad features several sculptures in bright primary colors that periodically erupt in symphonies of spray. Koehne Park offers boating, fishing and picnicking opportunities along Lake Shore Drive.

Ranch-style homes on tree-lined streets
Most homes in Mountainview are ranch-style builds dating to the 1950s and ’60s. Cross-gabled roofs peek out from behind luxuriant rows of trees on the peaceful residential streets. Near the lake, cape-style and contemporary homes offer water views. Buyers who prefer condo living can select units from developments along Cobbs Drive. Property sizes average a quarter to a third of an acre, with fenced backyards and paved driveways. While the streets are wide enough for two cars to easily pass one another, they don’t include sidewalks, so pedestrians should stay alert to oncoming traffic. Fortunately, many intersections include two-way stops to prevent motorists from speeding through the neighborhood. Two-bedroom condos are priced in the $150,000 to $200,000 range, while three-bedroom ranch-style homes cost $300,000 to $400,000. Larger homes with lake views sell for $1 to $1.5 million.
More modern 3 bedroom ranch family homes make up a large portion of Mountainview properties.

Fast and friendly service at Abuelita’s
A ride down North Valley Mills Drive reveals a world of dining possibilities. “Back before downtown became fashionable, there was Valley Mills Drive,” says Joe Reed, Realtor with Weichert Realtors and 2024 president of the Waco Association of Realtors. Shipley Do-Nuts has been a point of pride for Texans for over 85 years, with its popular lineup of glazed donuts and kolaches. When lunchtime rolls around, Abuelita’s Mexican Restaurant offers hearty combination plates and lightning-quick service, and the owner is often waiting by the door to chat with customers on their way out. Schmaltz’s Sandwich Shoppe slings can’t-miss combinations like BLTs with mayo and garlic butter. Guests can watch chefs prepare their wood-fired pizzas in a dome-shaped oven at MOROSO, a nice option for date night. Salty Dog’s Sports Bar and Grill is a laid-back spot for watching the game and snacking on nachos or fried pickles washed down with cold beer. Groceries are available at H-E-B and Aldi, both near the intersection of North Valley Mills and Bosque Boulevard.
