Texas neighborhood with deep roots
Sheltered by the towering trees that give this Waco neighborhood its name, Oakwood sits adjacent to the Baylor campus. While proximity to Texas’s oldest university is a crucial feature, the area lacks the transient nature of most college towns. “A lot of homeowners have been here for years,” says Connie Lozano, president of the Oakwood Neighborhood Association. “We don’t have a lot of turnover. Even renters have been here for a long time.” Tastefully landscaped parks and cemeteries create shady oases accented by the well-tended yards of proud residents. “The properties are very well kept,” Lozano says. “A lot of families keep their yards up with peach, fig and plum trees. With natural trees and greenery mixed in with the landscaping, it’s just really pretty.”

Hitting homers at Oakwood Park
A chain-link backstop and matching dugouts flank the baseball field at Oakwood Park near La Salle Avenue. Basketball courts offer more opportunities for organized sports, but there’s also a paved walking path amid a vast grassy expanse for those who prefer non-competitive play. The playground and picnic area feature shaded pavilions to blunt the Texas heat. Gurley Park boasts a central location within the neighborhood, trestle-style picnic tables with benches, grills, a winding exercise trail and an outdoor fitness station.
Brick builds and condos near Baylor
Apartment buildings, duplexes and condos are abundant on the streets bordering Baylor. Oakwood is also home to The Addison at Waco and Black Bear Village, two student housing centers. A two- to three-bedroom condo or shotgun-style home in this area might cost between $200,000 and $250,000. Recent construction has brought rows of single-story brick cottages and two-story snout houses to the neighborhood’s southeastern portion, with many new builds featuring gabled roof accents and attached garages. Smaller homes cost $175,000 to $200,000, while large two-story houses are priced in the $275,000 to $375,000 range. Lot sizes run small in the cluster of streets bordering Baylor, but some properties east of Gurley Park include several acres.

Bargains and baubles on La Salle Avenue
La Salle Avenue serves as the neighborhood’s western border and primary shopping and dining thoroughfare. Vintage furniture, unique gifts and local handmade items crowd the rooms at Junque in the Trunk, one of several area flea markets. San Jose Jewelers specializes in customized university rings and bridal pieces. Health Camp is right down the road for hearty burgers and thick-cut onion rings. Another tempting dining option is La Familia, serving Mexican breakfast and lunch fare from an unassuming roadside spot. The best place to grab groceries is H-E-B plus! on South Valley Mills Drive.

Crossing to Cesar Chavez Middle School
Students living in Oakwood attend a progression of nearby schools. South Waco Elementary and Cesar Chavez Middle School both have a Niche grade of C. University High School, home of the Trojans, gets a B from Niche. The elementary and high schools are in the nearby Alta Vista neighborhood. To get to Cesar Chavez, students head to the downtown area across La Salle Avenue and Interstate 35.
Hitched between two highways
La Salle Avenue is also known as US Route 77, a major artery that links to Interstate 35 just north of the city. Texas State Route 6 also cuts through Oakwood, allowing access to the Woodway suburb and Lake Waco just beyond. Baylor University is separated from the neighborhood by just 2-1/2 miles, and downtown Waco awaits on the other side, about 5 miles away. Waco Regional Airport, a hub connecting fliers to Dallas Fort Worth and Houston, is 12 miles away.

Waco’s tornado risk
