Beau Ballard doesn’t mince words. “Accessibility,” says the Realtor with Weichert Realtors. “You have Valley Mills Drive, Waco Drive, Franklin Avenue, Highway 6, Loop 340. You can access all parts of Waco from there fairly quickly.” Several major shopping centers anchor the neighborhood, which is bisected by West Waco Drive. The central location, south of downtown and east of Lake Waco, appeals to buyers who want to be close to recreational opportunities and city amenities. Richland Hills is also adjacent to two healthcare facilities, Ascension Providence Hospital and Meadowlake Medical Center.

West Waco Drive to Woodway

Though the Waco Transit System positions a few bus stops around the malls, the area is mainly car-dependent. Residents can hop onto West Waco Drive to head southwest to Woodway or north to downtown Waco, 3 miles away. Meanwhile, Franklin Avenue offers an alternate route to the stores and restaurants at Brazos Place and Waco Centre. North Valley Mills Drive runs along the neighborhood’s northern edge and leads to the shores of Lake Waco and Waco Regional Airport, about 8 miles north. Ranch homes on quiet cul-de-sacs

Most residential streets are tantalizingly close to the Richland Mall, branching off from thoroughfares in a series of loops and grids that minimize through traffic. Ranch-style houses with cross-gabled roofs and attached garages sit on pocket lawns, with some shotgun-style structures and two-story duplexes sprinkled in. Most houses in this area date to the 1960s and share space with rows of mature oak and mesquite trees. Prices start at $200,000 to $275,000 for three-bedroom ranch homes and duplexes. Larger or remodeled builds range from $300,000 to $350,000. A stone’s throw from Tennyson Middle School

Indoor sports at Skateworld Waco and Urban Air

Sports get the spotlight at Jaycee Park, a short distance away. Baseball field includes dugouts, a batting cage and bleachers where parents and other spectators can take in the action. A multiuse sports court comes equipped with a tennis net and basketball hoops, and a paved trail invites walkers and joggers to get their daily steps. Galloping to the Heart O’ Texas Fair & Rodeo

Extraco Events Center is within a mile of North Valley Mills Drive, giving residents prime access to Waco celebrations like the Heart O’ Texas Fair & Rodeo. This 10-day event gallops into town every October and features live music, carnival rides, a marketplace and livestock shows. Rodeo events like bull riding, barrel racing and “mutton bustin’” keep things lively.
